A comfortable cottage with an excellent garden. Location great for both the northern lakes and Eden Valley.

Situated in a rural location, overlooking the Pennines, these well presented and cosy adjoining barn conversions, (refs 27199 and 27200), are set on a pet-orientated smallholding. Next to a working dairy farm and surrounded by farmland, the area offers excellent walking and the cottages provide wonderful holiday homes for visitors with dogs. Each has its own enclosed garden. The owner provides separate accommodation for pets if visitors wish to go out without their dogs. Armathwaite, 1½ miles, on the banks of the River Eden, is an attractive small village and offers a village shop and pubs serving good food, plus scenic journeys on the famous Settle-Carlisle railway from its station. Set equidistant from the market town of Penrith and the historic city of Carlisle, 8 miles, Coombs View offers easy access to the northern lakes and Ullswater, the Scottish Border and Hadrian’s Wall plus the largely undiscovered, beautiful Eden Valley. Shop and pubs 1½ miles.

    On the plus side, it was lovely to take our super dogs to a dog friendly safe cottage and we liked the remoteness, region and space that the cottage and its surroundings offered. The boiler offered plenty of hot water and heating and although there was only two adults with 3 dogs, the cottage would easily have accommodated two more people. However lots of disappointments, the photos on the web site are clearly from a time many years ago when it had just been refurbished (2008?) and the following problems meant that, if it hadn't been for the fact we had 3 dogs and had spent 9 hours driving just to get there, we would have left and gone somewhere else. The whole cottage was so dirty, with stained, hairy, smelly bedding, which had seen better days for which the owner gave a very very cold response; dirt and cobwebs everywhere including pet hair from the previous dog, tissues and mess under the beds; mouldy shower cubicle and broken shower head, filthy extraction fans; I've thrown away better towels; dirty oven, cooker which was too small for the gap so dirty all around worktop and floor, dreadful smell from drain where washing machine was which no amount of bleach would get rid of and which you could clearly see had been attempted to be fixed before; weeds all over the garden patio area, dog agility equipment had lots of broken and unusable items, no mobile signal, no landline phone for emergencies, no internet. The TV signal for Freeview only worked on one channel. What we did not realise was that 30 feet away from the cottage was a tall silage tank which stunk so badly and attracted flies in the kitchen - with no insectocutor. We were forced to keep the windows open because of the smell of the drain but that let in the flies and smell from the silage. The cottage was tired and it felt like the owners were not interested and had no passion for it. By comparison, our friends who were staying 11 miles away, received a dog welcome pack, homemade jam and scones when they arrived and their cottage was immaculate. They paid more or less the same as us. The cottage needs a deep clean, new cooker that fits, better linens, insecocutor, drains sorted, refurb in the bathroom, fix up the agility course (they advertise this!) and a passion for their business. It is a big mistake to think that dog friendly means dog owners have a lower standard of hygiene and cleanliness - we really don't.

    Response on behalf of the owner; Thank you for your comments. We are sorry you felt the cottage was not up to standard. The website photographs have been checked and are up-to-date with the exception of the carpet downstairs which has been replaced. The agility course has been moved from an open site to a securely-fenced paddock and, therefore, the photo is slightly different. However, all the obstacles are available for use and in working order. Linen is washed and ironed before each use and replaced on a regular basis. We could not find any smell from the kitchen/washing machine drain. I was not aware that the shower head was broken. However, when I went in to check things I did notice the adjustor had been broken and so a new unit has been fitted. The shower cubicle is next on the list of refurbishments and I am just waiting for a quiet week to do this. The gas cooker was new last year and is indeed slightly smaller than the previous one. However, it is clean safe, gas checked annually and totally up to the job required. The slurry tank is not actually used now, although there is a bigger and newer tank further up the field. Slurry is spread after the cut of silage and in this instance the silage was not cut until the week after your stay. Being in the country, next to a dairy farm, flies can unfortunately sometimes be a nuisance but usually only in the height of the season. Due to location mobile reception can sometimes be difficult, this is also why we do not advertise internet. If requiring an urgent call I am always perfectly happy for visitors to use the office phone. The television has been checked and there are at least 6 channels readily available, plus DVDs. The garden is designed as a secure and safe area for dogs. The grass is cut weekly and any general gardening is done as time permits. The cottage is fully cleaned after each visit. I always advise visitors to let me know if there is anything I have forgotten, anything they need, or any further information they require. I live on site so am always available for a chat or passing comment.
