This charming Victorian cottage situated in the heart of the medieval village of Lavenham makes a perfect holiday destination. Located just a short stroll from the timber-framed Tudor Guildhall (NT), Lavenham has a good selection of restaurants, antique shops and galleries. Historic market towns of Bury St Edmunds, Sudbury (with good rail links to London) and Newmarket are all within an easy drive, as is the famous city of Cambridge. Ideally located to explore surrounding villages of Suffolk and Essex including Long Melford, Kersey and Cavendish or slightly further afield Southwold and Aldeburgh. Shops 50 yards, restaurant and pubs 100 yards.

    Fabulous little cottage in the heart of lavenham

    We found the cottage clean, warm, comfortably furnished and in general well equipped. Nocturnal scampering noises from above the bedroom ceilings suggest there are mice resident in the loft space, although this is probably to be expected in a property of this age and location and they otherwise caused no inconvenience. Two issues, however, detracted from the stay. 1. The boiler hot water settings – which cannot be adjusted by guests – produced insufficient hot water for even a single modest bath first thing in the morning. A volunteer was needed to switch on the immersion heater early each morning to secure for adequate provision. 2. The cistern of the single toilet fills at a very slow trickle. With four of us staying in the property this proved to be a major inconvenience and necessitated re-filling it manually from the sink with the aid of a plastic bowl. We can, at best, only give a qualified recommendation.

    Internally this cottage is very comfortable and the location in Lavenham is ideal for the town and touring in that area. The 'courtyard' seating area is disappointing - it felt like being in a garage, and the overhead Perspex roof traps insects into the area. The cleanliness of this area is poor, and this is not just because it is outdoors - I am clear that the table and chairs had not been washed for some time. Basically we did not use it, and so the absence of any outdoor seating space in a very hot week was a definite minus point for this property. The provision of local information in the property is poor and needs to be brought up to date, as do the instructions for finding the property. Also for the first time ever in any cottage rented from any source the agent phoned me to find out when I would be leaving, clearly in the hope it would be before the Saturday morning so that the cleaning could be done earlier. I suspect that the owner who appears to be overseas is not being best served by their local agent, and this should be fed back to her.
