This light and airy modern holiday home is located in an attractive setting overlooking picturesque Wootton Creek. Neatly presented, it is ideal for families or couples, with the advantage of three shower rooms. This area has many scenic walks and woodland where you may see red squirrels and other wildlife. The seaside resort of Ryde with glorious sandy beach, 10 minutes’ drive. The Isle of Wight is renowned for having a temperate climate and plenty of tourist attractions suitable for all ages. Enjoy riding, golf, birdwatching, water sports and excellent walks. Shops 1/2 mile, pubs and restaurant 1 mile.

Ground floor: Living room with double sofa bed and French doors. Dining room/kitchen. Shower room with toilet. First floor: 2 bedrooms: 1 double, 1 twin (one 2ft 6in for child), both with en-suite shower room and toilet.

    I would not return to this property. It needs significant maintenance and, in our case, failed to meet basic hygiene standards. At 7.15pm on our first night, just as we were preparing our children for bed, the owner called us to explain that the previous occupants had left a mattress wet with urine. The cleaner, having discovered this earlier in the day, had turned the mattress over and re-made the bed. We had noticed a smell in the room on arrival but not thought of checking the mattresses. Of course it was now too late for us to find anywhere else to stay so we spent an hour improvising an alternative with what we had. There was a sofa bed in the sitting room, but the sheets were very damp and musty and too small for the mattress. The next morning, we made several calls to the owner who arranged for a replacement bed and mattress to be delivered that evening. On our return from the holiday, she agreed to our request for compensation and refunded the cost of our first night's stay. I think the cleaners should at least have left us a note for our arrival so that we could have found somewhere else that was more hygienic. They certainly shouldn't have re-made the bed for someone else to sleep in. The cleaners disagreed, saying that they felt the situation was dealt with "in a very professional way". The owner's response gives me no confidence that the situation would be dealt with any differently if it happens again. In addition, the house needs a lot of maintenance - the two fire extinguishers expired in 2012, the fire alarm in the main bedroom has been disconnected, the soil pipe for two toilets vents into the airing cupboard (creating an unpleasant odour), the pillows are very old and lumpy, the showers are temperamental to operate and the back door is warped and very difficult to open (see also review dated July 2013). Furthermore, apart from the urine-soaked mattress, the overall standard of cleanliness was low when we stayed (kitchen floor, toilet brushes and at least one shower cubicle obviously not cleaned properly after previous occupants left). Also, I feel that the photos are rather optimistic - the garden pictured is a communal lawn round the corner from the house and shared by about a dozen other houses; the dining area is very cramped for four people (even when two of them are young children) so I can't imagine how six people could possibly eat there. In having to deal with the owner much more than I would have liked, she seemed pleasant and prepared to help resolve the problems we faced. She does not live on IoW but, in my opinion, needs to be much more hands-on in managing this property if future tenants are to avoid the sort of problems we faced.

    Response on behalf of the owner; We are sorry you were disappointed with your stay. We confirm that you are correct, due to an accident by a child the night before your arrival, one of the single beds was damaged; but the bed was replaced as soon as possible after we were made aware of it. The PVC backdoor is indeed inclined to become stiff due to its close fitting and lack of use. Previous tenants have commented on the high hygiene standards and cleanliness of this property.
