Part of a former grain mill, on the edge of the village of Bampton, with Tiverton, Taunton and Exeter easily accessible.

Mill Cottage (ref 14190) and its sister property Leat Cottage (ref 16952) are hidden gems, set in a peaceful retreat in the heart of a conservation area. The cottages are just 50 yards off Bamptons busy high street with its shops, restuarants and cosy pubs, yet come through the 5 bar gate and into the garden, and you will find yourself in a tranquil haven. The River Batherm runs down the side of the garden, and there are beautiful open views over the surrounding fields and hills. Both properties are part of a former grain mill that is now a listed building, and the old mill leat still passes the cottages on its way to the River Batherm. Mill Cottage is character dwelling, renovated in keeping with its 17th century origins, and is part of the owners’ listed home. Guests have shared use of the grounds with the opportunity to fish from the riverbank. The owners live on site with 4 dogs and a pair of cats. Bampton offers good village amenities and is one of the gateways to Exmoor National Park with many activities, outdoor pursuits and historical interests. The West Somerset and North Devon coastlines are an easy drive, as is access to the larger towns of Tiverton, Taunton and Exeter. Nearby are a number of National Trust properties, and within 5 miles, Wimbleball Lake offers water sport activities. 1 friendly dog is welcome, to share the fully enclosed garden with our dogs. Shops and pubs 100 yards. Refs 14190 and 16952 can be booked together to accommodate up to 8 guests.

Ground floor: Living room/dining room with beams. Kitchen. 1 twin bedroom with en-suite shower room and toilet. First floor: 2 double bedrooms, (one 6ft, can be twin), both with beams. Bathroom with shower over bath and toilet.

Oil central heating included. Electric heater in living room included. Dishwasher. Fridge/freezer. Parking (2 cars).

Both properties: electricity, bed linen and towels included. Cot. High chair. DVD. Electric cooker. Microwave. Laundry room with washing machine. Wi-fi. Shared use of grounds and furniture. No smoking. No children under 12 years (except babies under 1 year). NB: There is a river that runs down the side of the garden.

    Lovely cottage, nice and warm which was important for 91yr old in our party. Owners next door kindly provided some basic groceries and a home made cake. 4 dogs next door were quiet and very friendly. Village was nice with 4 pubs, excellent supermarket, "proper" butchers and greengrocers, and a very good fish n chip shop. Many nice walks and NT properties nearby.

    Lovely cottage - one of two belonging to Carol and Alasdair adjacent to their home. Super village location, eateries and set in the beautiful Exe valley. Recommended.

    A very comfortable and well equipped cottage. The cottage was in a quiet, peaceful location but was also in easy walking distance of a good range of shops and excellent restaurants.
