Set back off the road and situated within a quiet, rural village, this single-storey barn conversion, adjoining the owner’s home, offers light and spacious holiday accommodation. A welcome pack is provided upon arrival with Manor Farm eggs and sausage. Opposite the property across the driveway, there is an enclosed orchard with fruit trees and a summer house available for guests to use. Centrally located for exploring Norfolk; there is easy access to the magnificent coastline and wide sandy beaches (16 miles), the famous Norfolk Broads (6 miles) for daily boat hire and river trips, the City of Norwich (7 miles) for excellent shopping, cathedral, castle museum, theatre and many cafes and restaurants. The market town of Aylsham is 6 miles from where the miniature steam Bury Valley Railway runs to Wroxham, capital of the Norfolk Broads. For children there is Wroxham Barns, with its small animal farm, Banham Zoo (20 miles) or BeWILDerwood at Horning (7 miles) which is a woodland adventure playground. The traditional seaside town of Cromer with its sandy beach, promenade, pier with live entertainment, RNLI working life boat station and museum, cliff top golf course, shops, cafes and restaurants is a 30-minute drive. The National Trust properties of Blickling and Felbrigg halls and gardens are a short drive. Fishing is available locally. Shop 4 miles, pub and restaurant 400 yards.

    From a very warm welcome, this was a short break that was enjoyed by us all - a surprise 40th get away! The cottage was outstanding, everything you could possibly need - right there at your fingertips, would absolutely recommend and most definitely would return! The only criticism if I had to make one, was that we couldn’t work out the underfloor heating! So was very hot at night, maybe an idiots guide to the heating system would help the less technical minded - like us!!!

    We have stayed at this property 3 times and enjoyed ourselves each time with family get togethers. Close to park and ride and lots of great places to visit.

    Manor Farm Retreat is a beautiful, roomy holiday home with everything you could want for a relaxing break. We were greeted personally by Mrs Tomlinson who made sure we had everything we needed, and she had provided eggs from her own hens and sausages from a local farm - they were delicious. There were also biscuits, teabags, milk etc. Highly recommended.

    We had a lovely stay , I would suggest when it states it sleeps 10 , it could do with a better pull down bed , it was like laying on the floor , the pillows and duvets need replacing , this was discovered when taking the pillowcases of and duvet covers off that revealed how stained they were , the on suite , the one nearest to the kitchen really needs a good clean , loads of fluff in the extractor fan , and mouldy on the shower floor area , the other on suite could do with a bit of maintenance, and the red sofa is very stained . It was lovely and quiet, and pub at the end of the lane was absolutely amazing , the food was beautiful.

    This is the ideal cottage for a family holiday. It has all the equipment you could possibly need and is in a great location for exploring Norfolk. We would definitely return.

    We had a great holiday in this cottage. The cottage is very spacious, in both the living area and all the bedrooms, so great for a large group. There is a small patio outside, and a small orchard off to the front. As the cottage is located on a farm, there are lots of chickens running around, something that was a continual source of amusement for the kids. The owners, who live in the adjoining cottage were very friendly, and left a welcome pack of eggs and sausages on arrival (although not enough for everyone to try both an egg and a sausage!). The kitchen is reasonably well equipped but fridge space is limited (it's an under counter one), and there are a few very minor things that could have been better (bigger microwave, bigger teapot, proper BBQ instead of the disposable one that was provided). Another thing was that there were no locks on the en-suite bathroom doors, but all of these things are very minor and did not spoil our stay. The great thing about this cottage was the location, close to the coast, the Norfolk broads, Norwich etc etc, so there was so much to do, we could easily go for another week and still not have done everything. I would definitely recommend this lovely cottage.

    Lovely big farm house plenty of room for kids to run around and play. Kids loved feeding the chickens every day well equipped with all you need. Quite location. Would definitely recommend it for large family holidays

    We enjoyed staying at the house and our grandchildren loved seeing the chickens running up the drive. The location was excellent and we can certainly recommend the Recruiting Sergeant pub in Horstead Nr Norwich for its amazing food and friendly staff. We found the plastic bed protectors noisy and very hot. On reflection we felt that paying a reasonable sum for the 3.5 days and not being able to check in until 3pm on the Monday meant that we couldn't settle in and have a reasonable afternoon. The check out was 10am Friday morning and by re-reading the notes discovered that we had to mop all floors and thoroughly clean the bathrooms came as a bit of a shock and marred our last hour as we had to charge around. We were unable to mop the floors as no mops were provided and we certainly didn't think of packing any, also the cleaners arrived to clean as we were leaving, even they were surprised.
