A superb, detached holiday cottage with pretty countryside views, this extensively refurbished and redecorated former farmhouse provides an idyllic location in the stunning Gilpin Valley. It enjoys 25 acres of land and its own stretch of the River Gilpin with a stone bridge over the river. There are beautiful walks and cycle paths from the door, whilst the Lake District Fells such as The Langdale Pikes and the Old Man of Coniston are a short drive. Only 4 miles from Lake Windermere and Bowness with boutiques, galleries, tea rooms, pubs, watersports and ferries to Hawkshead, Coniston and the Grizedale Forest. Cruisers at Bowness offer trips round Lake Windermere, a more leisurely way to enjoy the wonderful scenery, calling at Ambleside to the north or Lakeside to the south to visit the fascinating Aquarium of the Lakes. Historic houses with lovely grounds such as Holker Hall and Sizergh Castle are nearby; don’t miss Muncaster Castle or the South Lakes Wild Animal Park at Dalton. Beatrix Potter, Wordsworth and other famous authors found the Lake District truly inspirational and there are many locations where their history and works are interestingly displayed. Nearby, the historic market town of Kendal has an art gallery, castle, theatre, larger shops and pretty walks along the River Kent.     Overall the cottage was very good - we rate highly the hot-tub, kitchen, conservatory, and bedrooms. The TV and audio equipment was first class. The boiler was an issue - we had to call-out an engineer on the day we arrived as there was no hot water and the radiators on the lower floors were full of air. (Surely something that can be checked during guest changeover?) The pressure in the boiler dropped steadily during our stay so we had to top it up with water. No problem for us, but it could have been an issue for guests who were unsure of the procedure. The showers in the upper and lower bedrooms were very poor with water temperature fluctuating between freezing and boiling! One cubicle was too small to get showered easily.

    We went as a family of 10 with our pet dog. When we reached the farm house it took our breath away. The house is massive with beautiful beams in all rooms. The layout of the house was excellent and each bedrooms had a bathroom on their own or shared. All bedrooms were spacious, the kitchen well equipped. The games room was very big, it could've been good if it had a sofa bed there, some people in our group could have stayed there for more privacy and space, since one of the bedrooms had 2 double beds, this would work better if 5 couples were to stay there. My only criticism would be that the water of the hot tub was not very clean when we arrived, as we've stayed in other places with hot tubs where the water was crystal clear. Perhaps a service before guests arrive could be advisable. We did however use it and tried to keep it as clean as possible with the net provided, in fact every morning before turning it on I would clean it first and then switch the power on. Other then this everything was perfect! The narrow lane to the property was a little difficult for people who weren't used to driving in country lanes. As we went to the property in peak time we did pay a fortune close to 3k for a week, but it seemed worth it! The owners have taken everything into consideration. I would however advice them to leave the sky pin code somewhere where the adults could access it. We are planning to return next summer, was an amazing experience for everyone in our group!     It was a perfect venue and we had a great weekend celebrating my son's 21st. The games room provided hours of family fun and the hot tub was fab. Everything was of a very high standard except all the darts were broken and the kitchen floor needs attention as the separation of the wood blocks is a tripping hazard. Other than that everything was perfect and we were blessed with amazing weather.

    Lovely place. We really enjoyed our stay. My only piece of constructive feedback is that it would have been good if there had been some sort of coffee solution - a filter coffee machine / cafetiere.

    Fantastic place to get together with family. The property and views were amazing. We went as a family to celebrate our daughters 21st birthday and everyone loved it, both young and old.

    Super cottage in a great location. Our only, minor, criticism is that there were some signs of wear and tear since we were last there 12 months ago.

    The only negative that we would give is that the showers downstairs and in the bedroom off the lounge did not work well at all, and the party shared the bathroom off the kitchen and over in the games room. Everything else was excellent and would definatley come back.

    Very nice property and suited our party (5 adults, 2 children plus dogs) very well. Pros: All rooms very spacious and tidy, large kitchen, 2 fridge freezers (ideal for larger parties), location is excellent for dog walking, most rooms warm up very well even in the coldest of conditions, plenty of parking, hot tub was good (once warmed up - see below), good location for Windermere and Kendal. Gated off area for dog which was a bonus when it was teeming down outside. Very peaceful and remote. Cons: The back bedroom (the newer section) didn't really warm up very well, the hot-tub was so cold when we got there, that it took about 3 days to warm up properly, and the games room is in a separate barn that needs to be heated separately - best to heat up for an hour or so before going there. No signal in the downstairs bedroomTV, even with booster turned on, but kids coped without. The single track lane, about a mile long, to get to the house was not for the faint hearted, as there were hardly any points to pull over for vehicles coming the other way. No mobile phone signal (which can also be a blessing!). The laptop provided didn't work, so if this is something you need, take your own. Had a superb Christmas day lunch in the Brown Horse (a couple of miles away). Would definitely stay again, although would like to visit in the summer when I am sure it would be even better.

    A very beautiful cottage with stunning views the hot tub was a very welcoming asset. However there were a few maintenance issues which we have been assured will be rectified. Whilst we understood the weather was particularly horrendous we had major leaks in the conservatory which was the only place to sit and eat together, leaks in the bedrooms, no hot water in the showers downstairs. When I reported the leaks I was given a variety of options and solutions including carrying tables into the living room, putting down towels which we had already done. I wasn't happy with these solutions as the leaks were particularly bad and causing a lot of damage to such a beautiful cottage. Finally I was asked to report it myself and get someone out to fix it, I was not at all happy with that. we were having a family get together with cousins that don't get to see each other very often and didn't see why we should spend the weekend fixing a property that we had paid to stay in, relax in and spend family time together. Still the person I spoke to soon realised this and took the matter into her own hands and sent a repair man to carry out some interim repairs. All that said the property was beautiful and hoping the maintenance repairs are carried out I would not hesitate to stay again. beautiful scenery, fantastic location with a super pub just 2 minutes away. Cooking on the aga was good fun, and the property met all our needs with a super games room to have fun in and keep us away from the blustery gales and rain.
