A myriad of year round delights in this interesting part of north Suffolk are easily accessible, from the attractions of the Broadland National Park and the sandy beaches at Lowestoft and Southwold to Fritton Lake Country World and Africa Alive. Norwich Castle 22 miles. Beccles 6 miles. Shop 2 miles.

    We had a lovely stay here, four adults, three children aged under six and one black Labrador. A very well laid out property and equipped with everything you could need in the kitchen as well as a good supply of books and entertaining puzzles (beware of the football puzzle which has 998 pieces out of a 1000!). We made full use of the utility area and having a washing machine and tumble dryer was a blessing. The large enclosed garden was great and felt very secure. The floorboards are creaky and not particularly quiet either. Luckily this did not bother our two younger guests who shared the twin room on the ground floor - I think with older children or adults this may have been a disturbance issue though. The barn felt very much like a home from home facilities wise. However, we did have to dust some surfaces on arrival and with a few too many cobwebs for our liking it did feel as though no one had stayed for a while rather than them just being overlooked during a changeover clean. Overall we really enjoyed our half term week here, the barn is in a great location with plenty of space for large families/groups.

    We had a wonderful time and would absolutely love to pay a return visit. The house was fabulous. We all seven loved the mezzanine (sp??) and it looked so appealing with our Christmas lights draped over it! The two guitarists amongst us added to the atmosphere by playing and singing Christmas carols up there! We also appreciated our bottle of wine and delicious shortbread, together with our Christmas card as we felt it was kind of Tess to enter into the spirit of our "pretend" Christmas. Thank you so much. Our son has vowed to be back home for next Christmas, so we toyed with the idea of repeating the holiday, maybe at New Year?? Our frustrations at not being able to get phone signals and the challenges of coming to grips with the fancy cooker were overridden by the lovely feeling of being in such a lovely property. Thank you!

    we found the cottage excellent for our needs, 2 dogs , age range of 28 to 81 and various physical needs we were comfortable and enjoyed our stay. would stay again

    We stayed at this cottage in February. This time we found some cleaning issues and so our stay wasn't as pleasant. The owner is aware of this as recorded our comments in the log book provided.

    Booked for a week which included our younger son's wedding in Norwich. Wanted to stay in location closer to reception which was at Geldeston Locks Inn and found Low Farm Barn. Elder son, daughter in law and 2 grandsons joined us mid-week prior to wedding and bridegroom and bride after wedding. Accommodation was spacious with 4 bedrooms and large enclosed garden ideal for children - perfect for cricket matches! Lack of shower in en suite and main bathroom let it down - all the adults used the downstairs shower. Welcome bottle of wine and lavender shortbread biscuits left by owner - nice touch. Detailed cleaning could have been better but we went out every day. Free WiFi but only managed to connect one tablet. Unable to connect other tablets and mobile phone connection was impossible - had to wander garden or upstairs to get a signal which would disappear within seconds. Must be a black spot as no problems once we got a few miles down the road. Despite problems, a great base for exploring south Norfolk and north Suffolk and would stay again should the need arise for a large property to accommodate whole family.

    Fantastic property. Nice open plan layout. Great garden for the dogs. Planning to go again next year.
