Great location , cottage very tired , wrotten Windows , cobwebs , smelt of damp , one Loo had bolt catch on door fixed with a bit of cardboard , room with shower in had masking tape patching the ceiling which was hanging down , much of the crockery was chipped , carpets had lots of stains on which makes you Wairey to walk around barefoot . Wifi wasn't great some lights were without bulbs .

For an extended family holiday this property has a wonderful setting particularly if you love the countryside which we all did, there are birds to see rabbits on the doorstep and the view from the front of the house is magnificent. Masses of space for children to run and play and with no immediate neighbours there was no concern regarding noise. Hay and the river plus the close hills of the Beacons provide ample choice to see this part of the country and enjoy the outdoors. The property is what it is quaint but expansive with all you would expect in appliances and comfort.

Fantastic place for a relaxed family celebration. It felt as though we had borrowed a friends comfortable house for the week! The house managed old fashioned charm combined with a well equipped kitchen and good central heating. The situation was perfect with a 15 minute walk across the fields to the town of Hay which not only the books but a fabulous Thursday market and local food shops. Restorative in every way.

We stayed for a long weekend for a family Christmas get together. Our first observation on arrival was omg no Christmas decorations! Now I know not everyone celebrates Xmas but it would have been helpful to have had the info to allow us to bring some of our own. The cottage is a little tired and worn and the single cooker is not really adequate for parties of 10. However, we had a fabulous time! Loads of hot water for showers, beds all so very comfy and beautiful views from the large front windows! Such a lovely and quiet location and a 15 minute walk down into the beautiful village of Hay-on-Wye. We had a lovely wander around the quaint shops and a lovely meal on the Saturday evening in one of the local pubs. The cottage itself accommodated the ten of us easily and we never felt on top of each other. May not be suitable for disabled as there are steps and slopes. All in all we thoroughly enjoyed our stay and we have all agreed that we would love to go back one day.
