Within easy distance of the North Norfolk coastline, this charming, 18th-century chalk and carrstone barn is all on one level and stands detached on the edge of the owner’s grounds on the fringe of an Area of Outstanding Natural Beauty. Little Barn has been renovated to retain its original character, it has its own secluded, enclosed courtyard garden enjoying a southerly aspect perfect for relaxing and soaking up the sun. Footpaths and woodland provide walking from the doorstep and the National Cycle Route 1 passes Little Barn. RSPB bird reserves can be found at nearby Snettisham, Titchwell, Holme-next-the-Sea and a nature reserve at Dersingham. The seaside resorts of Hunstanton and Heacham are only 12 miles. Shops 440 yards, pub 660 yards.

    Lovely converted barn, well equipped and conveniently situated for exploring Kings Lynn, Sandringham and Norfolk in general. The enclosed parking and seating area is ideal if you have a dog and there are plenty of walks close by. Really enjoyed our stay and would certainly consider a return visit.

    Perfect for able-bodied humans, and their dogs, very comfortable and spacious. However, the shower and bath were not handy for someone using a mobility aid. However, having said that, "ideal for visitors struggling with mobility" was not promised.

    Little Barn is a great place to stay and its location near to King's Lynn but with easy access to the countryside makes it an ideal holiday venue. The only very slight downside is that there is no washing machine, but that does not put us off from planning to go again.

    We had a lovely peaceful stay at the little barn and had great weather! The barn has a good layout and atmosphere that lent to a nice and relaxing half term stay. The local castle was great and the best (and only) local activity that we found but well worth a visit. The barn photos are a little deceiving as there isn’t as much outside space due to a fence that has since been erected between the main house and the barn that leaves only enough room for a car in the courtyard; this would not have been enough outside space if we wanted to stay in the summer months. There is NO WIFI (please change the description accordingly as this is important to some families including ours as a business owner and with YouTube being high up the watch list of our children’s favourite chillout options!!), there is also no local pubs as it’s Closed which was disappointing. I appreciate we stayed end of season but the barn could do with a deep clean to get those cobwebs lurking under the bed and behind the furniture. I am allergic to dust and it did affect me slightly. The shower was just about ok - could do with an upgrade. The double bed could do with a new mattress... nothing a little spruce up wouldn’t fix!

    Response on behalf of the owner; Thank you for your feedback. In this area there is more than plenty to do and see and a local pub only half a mile away where dogs are allowed and serving great food. I always tell my clients everything they would like to know about the area. Regarding cobwebs and dust, I personally go round after my cleaner and check everything and so can’t understand these comments. As for wifi there never has been any and I do not advertise it, as it is very difficult to obtain because of wall thickness, so I don’t understand why this guest expected it. I am in the process of a complete overhaul of the property, but due to having bookings back to back I can only carry this out during our quieter periods although I have not had any previous complaints, in fact quite the reverse.

    The cottage has some good feature - nice table to sit at outside, big living room - but has faults that would make being there for any length of time difficult. The owners should spend a couple of days in the cottage themselves to find out what is not working and fix it. The over/cooker is almost non-functional, there is insufficient hot water for 4 people to take a shower, 4 dishwasher tablets and no spare bin bags is mean, and the bathrooms are very poorly ventilated. There is no internet. The pubs in both the village and the next village are closed, so very difficult to make any contact with the locals.

    Clean and spacious cottage in a lovely village. Totally enclosed courtyard so very safe for your dog and great sun-trap. Minus point - no wi-fi.
