Having its own water frontage means that fishing is literally on the doorstep (seasonal and licence). Ludham has many facilities including village shop, health centre and garage. Only 9 miles from the coastline with wide sandy beaches at Sea Palling, and Norwich and Great Yarmouth are less than a ½-hour drive away. Shops and pubs ½ mile.

All on ground floor: Living room with patio doors/dining room/kitchen. 2 twin bedrooms. Shower room with toilet.

Partial electric central heating, electricity, bed linen and towels included. Freeview TV. DVD. CD. Electric cooker. Microwave. Dishwasher. Fridge/freezer. Enclosed, lawned garden with patio and furniture. Parking (1 car). No smoking. No children under 13 years due to waterfront location. NB: There are 3 steps in the garden. The garden leads to the river.

    We had a terrific time at the cottage. The fishing was excellent and the location was lovely. Nice local amenities with a beautiful church in the village. Good food in the local pub and a nice atmosphere. We will come back again.

    Very enjoyable and the equipment, bed linen cutlery and crockery were exceptional. The weather also was absolutely wonderful the whole 14 days. BUT steps front and back needed two firm handrails - I noted that this was commented on two years ago. Bedrooms very small, wardrobe and bedside cabinet the only furniture other than bed. No one on site to meet us and no "hospitality tray" . We tried to ring the owner several times during our second week, each time getting answering machine. In fact we never saw the anyone for the whole of our stay. The paving slabs around the cottage were uneven. We felt that as a one bedroom accommodation it would have been ideal.

    Disaster! Not the property fault but the cleaners were late and even though we were 30 minutes after the advertised 3pm occupancy time there was no sign of them. Frantic phone calls were getting somewhere when they turned up with apologies, but we had to disappear for an hour before we could move in. Our 4th visit and it won't put us off - the place was 9/10 clean afterwards and as good as ever!! Historically, this has not happened before with the cleaners so it was an exception and should be disregarded. We will be back!
