This beautiful barn conversion, part of a former grain mill, is situated in the picturesque village of Bampton, with Tiverton, Taunton and Exeter easily accessible. It has bags of character and is perfect for a couple.
Leat Cottage is a hidden gem, set in a peaceful retreat in the heart of a conservation area. The cottage is just 50 yards off Bampton high street with its shops, restaurants and cosy pubs, yet come through the 5 bar gate and into the garden, and you will find yourself in a tranquil haven. The River Batherm runs down the side of the garden, and there are beautiful open views over the surrounding fields and hills. Fluffy towels and Egyptian cotton bed linen are provided, and guests have shared use of the grounds with the opportunity to fish from the riverbank. The owners live on site with 3 dogs and a pair of cats.

Leat Cottage is slightly quirky but very charming. Outside, iron steps take you up to the first floor sitting/dining room, with stunning views over the surrounding fields and hills. The kitchen and double bedroom and en-suite shower room are downstairs on the ground floor, with the little leat running past.

Bampton offers really good village amenities and is one of the gateways to Exmoor National Park with its stunning scenery, Exmoor ponies and red deer. The West Somerset and North Devon coastlines are an easy drive, as is access to the larger towns of Tiverton, Taunton and Exeter. Nearby are a number of National Trust properties, and within 5 miles, Wimbleball Lake offers fantastic walks and water sport activities. 1 friendly dog is welcome, to share the fully enclosed garden with the owners’ dogs.

Leat Cottage and Mill Cottage (Refs 16952 and 14190) can be booked together to accommodate up to 8 guests.

10 steps to entrance on first floor. Ground floor: Kitchen. 1 double (5ft) bedroom with en-suite shower room. First floor: Living/dining room.

Electric central heating, electricity, bed linen and towels included. Cot. High chair. DVD. Electric cooker. Microwave. Laundry room with washing machine. Freezer in workshop. Fibre-optic Wi-Fi. Shared use of grounds and furniture. Parking (1 car). No smoking. NB: Stream in adjacent garden 50 yards.

    Excellent 5 star cottage. Perfect cottage and location, great views and just a few minutes walk to the well stocked shops, restaurants/pubs, bakery (which makes gluten free bread and cakes) cafe and pharmacy. The cottage has everything you need for a relaxing break, WiFi, good size tv, dvd player and dvds, books, great garden for relaxing in, and more. It is furnished with high quality furniture, bedding, towels etc. We were provided with some coffee, tea, sugar, toilet rolls, washing up liquid and essentials so that we didn't have to take them with us. (this saved space in the luggage) there is also a laundry room. We loved the shortbread, fresh bread and milk, which was a lovely surprise. We would highly recommend this cottage.

    Really lovely, quirky cottage, reached by a narrow little road off Bampton High Street, but when you go through the gates at the back of the property, it opens out into a glorious big garden with a stream, and views to the surrounding hills! The cottage is full,of character, well furnished, clean, and very comfortable, with everything you need, plus a few welcome extras to get you started, bread, milk,tea, coffee, homemade tiffin, and the linen and towels are of a high standard! The hosts themselves live on site in the main house and are very welcoming, and although there are four dogs (Pointers) they are very friendly, well trained and will be kept out of your way if you're not keen!! The location is great for quick access to Tiverton and Exmoor, and the coast is about an hours drive away. Bampton itself is a small town, not overly pretty, but has a great bakers, fish& chip shop, cafe, a couple of small supermarkets, and The Swan (gastro) pub is very good, the meal we had there was amazing! All in all we had a great few days here and would highly recommend it!😀

    Lovely village with very good shops - bakers, butchers, greengrocers, small super market etc. Very good meals at White Swan. In good area for sight seeing. Great welcome. Comfortable bed. Small but adequate kitchen and en suite. The entrance is via staircase outside the building which is fine if you have no joint problems. Steps between sitting room and bedroom and kitchen - some may find difficult. Needs new sofa.

    Every county should have a "Leat Cottage" to stay in! Had everything we required,central for visiting a lot of places of interest. Greeted with a home made cake,fresh bread from local baker and milk in the fridge. We could have moved in! Friendly ,helpful hosts,there if you needed them. Use of a washing machine ,but we did not use.

    Relaxing. Locals very friendly. All shops and pubs/restaurants within walking distance. Pretty central for all activities we wanted to do.
