Description

Discover Exmoor National Park, from the village of Bampton, with its wild ponies and great walking, Wimblebell Lake for water sports is close by.

Leat Cottage (ref 16952) and its sister property Mill Cottage (ref 14190) are hidden gems, set in a peaceful retreat in the heart of a conservation area. The cottages are just 50 yards off Bampton’s busy high street with its shops, restuarants and cosy pubs, yet come through the 5 bar gate and into the garden, and you will find yourself in a tranquil haven. The River Batherm runs down the side of the garden, and there are beautiful open views over the surrounding fields and hills. The cottages are part of a former grain mill that is now a listed building and the old mill leat still passes the cottages on its way to the River Batherm. Leat Cottage is a detached barn conversion with the living room on the upper floor taking advantage of the views. Guests have shared use of the grounds with the opportunity to fish from the riverbank. The owners live on site with 4 dogs and a pair of cats. Bampton offers good village amenities, and is one of the gateways to Exmoor National Park with many activities, outdoor pursuits and historical interests. The West Somerset and North Devon coastlines are an easy drive, as is access to the larger towns of Tiverton, Taunton and Exeter. Nearby are a number of NT properties, and within 5 miles, Wimbleball Lake offers water sport activities. Shops and pubs 100 yards. Refs 14190 and 16952 can be booked together to accommodate up to 8 guests.

Electric central heating included. Freezer in workshop. Parking (1 car).

    Lovely peaceful location, detached property spotless and comfortable for two. Very helpful owners great views over countryside with walks on doorstep. Great pub in village. Would definitely stay again.

    It is a lovely cottage for two, spotlessly clean, in a very good quiet location in a fantastic Devon village. It is perfectly situated - while being in the middle of the village, it backs onto fields, it's got a running river to its side and a large rear garden.

    The ‘upside down’ layout is difficult. Staircase narrow and not being able to eat in the kitchen means that you have to keep going up and down the stairs with food. The owners solution to putting your cases in the cottage is to push the cases through the downstairs bedroom window. Unusual but saves a lot of energy ! The exterior iron staircase is a bit dangerous when wet. It must be said that the surrounding gardens and close proximately to the village are ideal.

    Response on behalf of the Owner; Thank you for your comments. The upside down layout of our lovely period cottage is clearly described on the site and the staircase down to the bedroom and kitchen is 2 foot wide. We were trying to be helpful with the suitcases and we have no objection to our guests taking their cases up the metal steps, into the sitting room and down the stairs to the bedroom. The iron steps are specially designed for the outdoors, with special grips under foot and handrails on both sides. Like any steps made of any material, they need to be navigated with some attention. We do appreciate your comment on taking food upstairs and have now provided a larger tray to take food up to the dining area in the sitting room, with its lovely views over our garden and the surrounding hills.

    excellent cottage, everything you could think of was there, welcoming cake/biscuits/tea/coffee/sugar/milk, hosts were very pleasing , but we found the location a little remote but none the less it was a lovely holiday

    Excellent accommodation, friendly and welcoming owners. homemade biscuits, fresh bread and milk were a very nice touch.

    We enjoyed this excellent cottage. The on-site owners were welcoming, friendly, helpful but otherwise unobtrusive. The welcoming basic supplies including wine and a home cooked lemon drizzle cake (yummy) was a real bonus as was the small DVD library. A very comfortable large bed was a real bonus. A great pub was only 100 metres away.

    A great little cottage for two, it was a little damp in places, probably because one wall is actually in the stream that runs past the property. The owners were a delight, and could not have been more helpful or welcoming. The folk of the Village were also very friendly & welcoming, we would definitely return.

    Response on behalf of the Owner; Thank you for your comments. I am afraid August was very wet here and the little Leat does run past the bedroom window which is part of the charm. But we have put in a new insulated floor in the bedroom and laid new ceramic tiles on the floor in the kitchen.

    Perfect location for travelling around Devon, lovely cottage set in a nice village and with friendly owners. We would have no hesitation to return to the property again and would recommend it to anyone.
