Stayed 18-25 November. Started badly. Had to 'bleed' radiators first and sort the boiler out as the building was freezing cold. We didn't know it then but we were not going to have hot water for the whole of our holiday for showering - it was lukewarm as long as the shower was not turned on full. Due to faulty wiring we had our first power cut the 1st night we stayed. Hotel attached kindly gave us a free meal in the Restaurant (which I have to say was one of the best meals we have had). They had also offered that we move to the hotel - which while was a good offer was not what we wanted from our holiday - we wanted privacy with peace and quiet to be able to get up when we want etc. That night we found the bed unfit for human consumption-you could feel every spring so slept in the 2nd bedroom the next night. While the property was clean in most of the important areas, some areas were missed i.e., the chair covers/table runner in the dinning area and some of the under sheets on our bed (we had taken the duvet off the 2nd bed to use a 'topper' for the main bedroom to ease our backs). Overall the property was extremely bad value for money - the furniture was all from Ikea and the living room did not have enough seats for the number of people the property could house (not to mention they were extremely uncomfortable) . The TV's in the other two bedrooms did not work properly. There was not wardrobe space in the other bedrooms. On Monday night we had another power cut (after the hotel handy man had managed to 'fix' it the first night). It was beyond the hotel handyman's skills so an electrician was called urgently. It was dark by then so we had to hold a torch for him while he isolated the problem. He found that there was live power going through to the outside light in the garden which was potentially dangerous. We politely requested that the hotel have the manager call us in the morning (again they offered us a room in the hotel which we declined). They didn't although we did have the electrician appear to finish off while we were still in our bedclothes. He'd been sent round after receiving a text stating we had had more electrical problems during the night. First we had heard of this and had had no warning from the hotel who must have contacted him. He finished off what he couldn't get done the night previously. We waited a few more hours for the manager to call us - we had to contact them again for someone to come out. We explained all our issues. We were offered another free meal in the hotel and £200 off our bill for the cottage. We accepted this as so far all the other staff we had been in contact with were very pleasant (Hubby had chocolates on his birthday when they learned it was his special day) and the meal we had already had was excellent. We were also sent a bunch of flowers, mainly because these issues had occurred on my husband's birthday and our wedding anniversary. Overall it was not the relaxing stay we were hoping for. We have stayed at other properties for the similar money if not less that were immaculate with expensive fittings etc., (one had a hot-tub and wood burner-and being dog friendly too) so we found this property to be especially poor value for money. I for one wouldn't have called it 'luxury'. To be fair we did find that the hotel attached (Balmer Lawn) did try to sort the issues out while we were there, if they hadn't we would have come home and demanded a full refund. However most of these issues would not have been there had time, money etc. been spent to ensure that the property was up to scratch for the money clients are paying. I can only assume that no one else has complained therefore these issues would have been unknown. It sounds as though there were no good points, however I can recommend the hotel restaurant (the glass of wine I had the two nights which I expected to pay for were also free) and the staff at the hotel who were very pleasant and friendly. Being able to access the hotel pool was also a bonus. Looking back at some reviews they seem to respond to issues so if they take our issues on board I'm sure in the future it will be a lovely place to stay. Had we not been compensated early on in our holiday we'd have left early and demanded a full refund. All in all, if there was only a couple of small issues we wouldn't have complained and would have been able to get on with our holiday and put it down to bad experience. Unfortunately things like the power going off, the shower not pumping out hot water and the bed being so uncomfortable knocked the shine off our romantic stay. Yes, they had kindly offered many times over the week for us to stay at the hotel but we had brought food for the week to cook ourselves and we like to get up for breakfast whenever we want-staying in a hotel is not quite the same experience, although I'm sure other people in the same situation as us would have been happy for a room at the hotel. I can recommend the hotel attached-the food/service was excellent-so much so we'd probably eat there in the future. The staff in the restaurant were knowledgeable about the food that was on the menu and were able to answer any questions. The pool was a nice touch.

Lovely friendly service at the adjoining hotel. The place was kitted out with all home comforts..... except there is only one bathroom for 6 people and would be cramped if 8 people are staying let alone 6. Shame our visit was cut short by illness and bad weather.....but overall had a lovely time staying at the lawn cottage.

Very good accommodation, situated in the centre of the New Forest, so easy access to all places you would like to visit. We would well recommend and defiantly go back to.

Firstly the location was ideal and having the use of the facilities of the Balmer Lawn Hotel was excellent. The luxury accommodation tag for the bungalow was slightly misleading as the fixtures and fittings seemed fairly ordinary. It was advertised as pet- friendly but turned out to be only really pet-tolerant. Dogs were only really allowed in the non-carpeted areas which consisted of kitchen and hallway. Also the front garden was not enclosed and opened onto a busy road. The bungalow was also advertised as sleeping 8 people. There were only 3 bedrooms so apparently 2 people would be in the living room on the sofa bed and with only one bathroom that would make showering a military operation in the mornings.

Lovely and very friendly people. The swimming pool was amazing and very warm. The dogs loved it there as well.

Perfect location and a comfortable home. The hotel staff were fabulous and so helpful and welcoming. The setting I superb and adjoining hotel facilities are brilliant. Well equipped with great garden. Bathroom gets very wet, even leaving fan on constantly and lack of wardrobe space- with only one between 3 rooms. Overall fantastic.

The bathroom was bad for two adults, we as a party of four adults found that the bathroom was so wet after we had all showered with the advised fan on that it took all day to dry out again. It was advertised as accommodation for eight, so if it was eight adults in one bathroom, with no windows it would be terrible. The flooring in hall and kitchen was very noisy this might be affected by the leaking shower into the wooden flooring. The dishwasher did not clean well as many items had to be washed by hand again after being on maximum cycle. Beds were uncomfortable and the sofas not good either, for a place described as luxury accommodation all furniture was from ikea, not normally described as luxurious. The garden was unkempt. The best thing was the swimming pool at hotel nearby, and the location in the forest was really good.
