Detached house close to the centre of the Royal Deeside village of Ballater
 

Langdale is a delightful, late Victorian detached house set well back in its own garden grounds close to the centre of the Royal Deeside village of Ballater. Its generously proportioned rooms and high ceilings ensure a sense of space and light throughout. The house has been sympathetically modernised to provide all modern comforts whilst retaining the ambience of a Victorian family home. There is a large modern kitchen with breakfast table and chairs, a separate more formal dining room and an extremely spacious main lounge that looks out across the gardens. A small snug/library provides a quiet space for reading or poring over the local maps, planning the next day’s activities. The beautiful original curved wooden staircase splits into two dividing the four bedrooms across the first floor into two adjoining areas. All bedrooms are large and airy. With two en suite and two further bathrooms, this is an ideal property for a two family holiday or groups.

Ground Floor: Property has oil central heating and comprises:
Lounge: With open fire, Free view TV and DVD and radio/CD; large, airy room with views over garden.
Dining Room: With polished dining table and chairs; large, formal room with patio for visitors’ use
Kitchen: With electric oven and hob (Aga not in use), larder fridge and dishwasher; dining table and chairs; a light, bright spacious room with fitted units throughout
Utility: With microwave, table top freezer, tumble dryer and washing machine
Bathroom: With bath, WC and wash basin.

First Floor: Bedroom 1: With king size bed and en suite shower cubicle, WC and wash basin
Bedroom 2: With king size bed
Bedroom 3: With two single beds and en suite small shower, WC and wash basin
Bedroom 4: With single bed and occasional bed (for + 1 ) if required
Bathroom: With bath, shower, WC and wash basin

All oil, electricity, bed linen and towels included. First supply of fuel for open fire provided.Enclosed (very low wall on one side) garden with dining table and chairs. Table tennis table and storage space for outdoor equipment available in garage. Off road parking for two cars.

    I rather made the assumption that there would be WiFi available either in the cottage of there would be a hot spot. That was not the case. There was also no phone signal or 3G reception. Because of the lack of WiFi i would not book this house again.

    Lovely cottage in a gorgeous part of Scotland. The cottage is very spacious and comfortable, with everything you need. It especially suited us because we were able to take 2 little dogs - and they too had a great holiday! We arrived quite late, so the tea, coffee, bread and milk left for us was very much appreciated. There is also a selection of the usual condiments you need for cooking. Would really consider a return here.

    We thoroughly enjoyed our week in Ballater. The house is in a fantastic central location - great for getting to shops for a paper or restaurant for a meal but easy to walk up into the hills without needing a car. The house is light and airy and well furnished. The owner was very helpful with advice on local places and even checked in the week that we were warm enough as we had a cold spell.

    Cottage wasn't cleaned to a high enough standard - oven hadn't been cleaned in months, pantry shelves dirty, open and used food stuffs left in cupboards, carpets dirty, bathtub in downstairs bathroom dirty. Owner called to apologise but didn't offer any kind of a refund. We have to be careful since my daughter has food allergies and food was left. Very disappointed. We didn't call during our holiday as we are private and don't want housekeepers rattling around during our stay. Cottage should be clean prior to arrival, not during.
