Stunning New Forest house with pool and spa bath

The stunning, spacious, detached house is located in a tranquil New Forest setting. The house, set in a lovely enclosed garden, has been tastefully furnished to a very good standard. The holiday property boasts a covered, heated swimming pool, available from March/April (dependant on weather) to mid October, as well as a spa/Jacuzzi room, sauna and a multi-game table (table football, table tennis, pool, table hockey, chess, drafts and backgammon) in the sun lounge, all for the sole use of visitors. There is also wireless internet connection available. Then wander out into the forest where you can walk for miles, exploring the peaceful woodland where wild ponies, deer and cattle roam. A visit to nearby Beaulieu, home of the National Motor Museum and Palace House is a must, whilst a short drive leads to the picturesque riverside village at Bucklers Hard and beautiful Exbury Gardens. Shop 2 miles, pub and restaurant 0.75 miles.

    The location of the property and space inside were excellent for our big group, we rent a property every year so have experienced many large properties, this one could do with some updating and one shower is not enough. Having the forest at the end of the garden was superb, and the countryside is the main reason for our trips.

    A wonderfully relaxing holiday with the New Forest on our doorstep! The house was big enough for our party of 7 ranging from 55 to 3! Everyone had their own space and we were able to all come together in the communal areas when we wanted. The spa areas were a great addition but in October the pool was just a little to cold for me but not for my daughter!! This is not a criticism but just fuelled our desire to try and book the house in the summer months! The caretaker was always on hand and very friendly. Lots of exciting things to do, not too far away. We ventured to Southampton, Portsmouth and Exbury Gardens. We took a little drive through Beaulieu but did not have time on this trip to visit. I would thoroughly recommend this place to anyone wanting a relaxing break.

    Really enjoyed it 7 adults and 2 children .well positioned for places to visit and walks. Well worth a repeat visit .

    Very well equipped property in a stunning location. Swimming pool on the cool side and not easy to access via the zipped opening. Hot tub, sauna and games room/conservatory room were great. Lovely to have a large table for all to sit and gather.

    We had a lovely week with amazing weather. The pool, sauna and hot tub were all very good. The location of the house couldn't be better for walking in the new forest, the dog absolutely loved it.

    Kingswood House is a lovely cottage in a beautiful location. This was our second visit. The swimming pool is a great asset. Overall it is a little worn and tired but still comfortable

    Though we enjoyed our stay at Kingswood, and we would consider using it again, things could have been better. The house is mostly very comfortable. The pool and games table were great fun. The house etc. just seems to need a bit of TLC. There were a few things that needed attention. I did mention them in the customer satisfaction form that I completed before leaving the house. It would be interesting to know whether any of my points have been acted upon. 1. The right hand sink in the master bedroom was leaking. There was an almost full bucket of water under it. I emptied this bucket, and it collected another centimetre of water in the week that we were there. A bucket is not really the answer. 2. The burner on the gas barbecue had rust holes, meaning that you couldn't use the whole of the cooking area, but we still managed to use it. 3. The gate through to the pool area didn't close properly. It swung about in the wind, banging against the frame, until I pushed a wooden sunbed up against it. 4. The biggest complaint came from my daughter and son in-law. They describe the mattress in the ground floor bedroom as being 'like sleeping on a marshmallow laid over rocks'. It definitely needs replacing. For all of the faults, it is still a nice house but, it could be better.

    Response on behalf of the Owner; Many thanks for your feedback. We appreciate you going to so much trouble and have tried to address the issues you raised as follows:- 1. The cupboards under the sink are usually sealed but the previous tenant had cut the seals on the doors. Thank you for emptying the bucket - it was filling very slowly. We have now fixed the leaks. 2. Sorry about the barbecue. This was well past its best when we returned this summer and it has now been replaced. 3. The brick wall supporting this gate was moving on its foundation and could not be underpinned so we have removed the wall and replaced it with a fence. Hopefully this problem is now solved. 4. We replaced 2 beds and mattresses this summer and hope you will find all well if you visit us again.

    Wonderful location, forest walks straight from the garden. Very well equipped house ,good attention to detail-provision of books and games and dog treats a nice touch. Bedrooms are big and comfy ,good quality bed linen. We used the sauna, spa pool and games table daily very relaxing after a long walk in the woods. Minor suggestions for possible improvement would be to add an en-suite bathroom to the double bedroom downstairs. Weather so good we were able to use the swimming pool in April which although a bit cold family enjoyed it.

    Lovely, welcoming house in a fabulous, peaceful location. Chris, the caretaker, and his family had tea and coffee set out for us on arrival, along with a plate of mince pies. Our party included two small children (both under 5) and a smart but slightly unsteady lady aged 90. Everyone had a great time and felt very much at home. The bedrooms are nice and comfortable and those at the front of the house, in particular, have wonderful views. The children spent a lot of time in the games room, which was ideal as it was too cold for them to play outside. Having a big kitchen table to sit at, as well as a dining room, was great, especially with the kids in the mornings. All very easy. Highly recommended property with lots of old fashioned charm.
