Furnished in a New England style, this well appointed cottage adjoins another property and is ideally situated for sitting on the beach or to use as a base to explore the surrounding coast and countryside. One of the local pubs offers a dine-at-home service exclusively for Kingsley Cottage guests. Instow is an unspoilt seaside village with large stretches of sandy beaches and dunes, fishermen’s cottages, shops and a good selection of pubs and restaurants specialising in locally caught seafood. The area is a must for water sports, sailing enthusiasts and fishermen, whilst walkers and cyclists will enjoy the famous Tarka Trail. Just 3 minutes away is a lovely beachside cricket club, enjoy watching a game whilst listening to the crashing of the waves in the background. Golf available locally. Bideford, 3 miles, with family attractions. North Devon is well positioned for visits to Exmoor, Dartmoor and North Cornwall. Shop 500 yards, pubs 50 yards.

    Fabulous location! view of the beach from the kitchen window and 2 pubs within a stones throw. Both pubs Serve food & both accept dogs. Only one minor negative with the cottage...There was no welcome pack, there's usually a pint of milk for your arrival however we had to go back out& find some before we could relax & have a brew. Brilliant cottage overall and would definitely stay again :)

    We have been 4 times and would return . Great location for those with dogs . Good local pubs and deli . Owner very friendly and keen to ensure you have a great stay . Would recommend .

    We had a heavy rainstorm which came through the skylight in the en-suite rendering it unusable. The owners knew about this and did not inform us as the maintenance people came and asked if it had been ok.

Rest assured that the skylight had been repaired prior to your visit and to ensure that everything was in good order for you I asked the builder Jerry to return and check you were happy with everything and to ensure that the repairs had been successful. Jerry has since made further repairs and everything is watertight even with the recent downpours. I always want my guests to have a fabulous break and do everything possible to ensure that this happens - I am just so sorry you were disappointed. Best wishes.

    Fabulous location, well equipped and set up. Lots of little basics on arrival to save having to buy things, such as hand soaps, washing up liquid, kitchen roll etc. All adds to the experience and value for money.

    Lovely cottage, very comfortable, and beautiful decorated with good views. The tiled hall is a boon when dealing with a wet/sandy dog. Parking a big problem when we were there and although you can pay to park at the Cricket Club it does add to your holiday spend. Also with the bedrooms downstairs and directly opposite the pub there is a lot of street noise at night and on two days we were woken in the early hours by drunken patrons. Would stay again but probably only out of season.

    A beautiful location - fantastic for the dog who had a wonderful time playing on the beach every day. There were fresh flowers, a newspaper and a selection of goodies on arrival which was a nice touch. Being able to get the pub across the road to deliver food was fantastic. No washing up! However, the cottage itself is in urgent need of some TLC. For instance, there was worn paintwork on the windows, stairs and walls; the Sky remote was very worn and it was difficult to get it to work properly; the double glazing unit seals have failed, especially in left hand kitchen window overlooking the estuary – so it was impossible to see the beautiful view when sitting at the table; both bedrooms smelt a bit damp and there were some small steps just inside the front door which were not marked clearly enough and presented a serious trip hazard. For the price we were paying, we expected a better standard of basic maintenance.

    The cottage was perfect for beach & pubs. It had everything we needed. But the mattresses in both bedrooms need changing as springs were sticking out

    Great location and the cottage is perfectly positioned within Instow. The view from the kitchen/diner window is great. The cottage layout is a bit quirky but in a very nice way. The stairs are steep if you have small children, perhaps there a stair-gate should be provided (there may have been one in the utility cupboard).

    This cottage is not user friendly for retired people. Extremely steep stairs, dangerous low step as you come in front door. Dampness in ensuite facility, bedrooms looks out into the main street so blinds have to remain closed making room dark. There was more rust and mildew on chrome towel rail than there was chrome. Cottage very run down with peeling paint, flaking walls, chipped flooring and chipped furniture throughout. Carpets in bedroom dirty and stained. Oven sprayed with some kind of cleaning material then left, I spent half an hour cleaning oven before it could be used. In the living room you have a toilet which you can see from the settee approximately three feet away. The washing machine and dryer are also in the living room. From the photo of this cottage it looks like it would overlook the beach, wrong, it is up a side street and the local pub is four feet away from the front door. Parking is difficult and if you are able to park at the front door beware as the road cambers and your car will be lying down a gradient. When you open the Passenger door it ends up resting on the bedroom window ledge. The view from the dinning end of the cottage overlooks Instow beach, which would be great if you could see through the condensation which is running down the inside if the double glazing, which means you cannot clean the windows.
