Fabulous location! view of the beach from the kitchen window and 2 pubs within a stones throw. Both pubs Serve food & both accept dogs. Only one minor negative with the cottage...There was no welcome pack, there's usually a pint of milk for your arrival however we had to go back out& find some before we could relax & have a brew. Brilliant cottage overall and would definitely stay again :)

I am so very sorry about the welcome pack not being in the cottage for your stay, a welcome pack is usually provided. I will look into why the delivery was not there for you stay. I have sent a little something in the post to make it up to you. Best wishes.

We had a heavy rainstorm which came through the skylight in the en-suite rendering it unusable. The owners knew about this and did not inform us as the maintenance people came and asked if it had been ok.

    Response from:

Response on behalf of the Owner; Thank you for staying at Kingsley Cottage and for taking the time to leave a comment on this site. Rest assured that the skylight had been repaired prior to your visit and to ensure that everything was in good order for you I asked the builder Jerry to return and check you were happy with everything and to ensure that the repairs had been successful. Jerry has since made further repairs and everything is watertight even with the recent downpours. I always want my guests to have a fabulous break and do everything possible to ensure that this happens - I am just so sorry you were disappointed. Best wishes.

Fabulous location, well equipped and set up. Lots of little basics on arrival to save having to buy things, such as hand soaps, washing up liquid, kitchen roll etc. All adds to the experience and value for money.

Lovely cottage, very comfortable, and beautiful decorated with good views. The tiled hall is a boon when dealing with a wet/sandy dog. Parking a big problem when we were there and although you can pay to park at the Cricket Club it does add to your holiday spend. Also with the bedrooms downstairs and directly opposite the pub there is a lot of street noise at night and on two days we were woken in the early hours by drunken patrons. Would stay again but probably only out of season.

A beautiful location - fantastic for the dog who had a wonderful time playing on the beach every day. There were fresh flowers, a newspaper and a selection of goodies on arrival which was a nice touch. Being able to get the pub across the road to deliver food was fantastic. No washing up! However, the cottage itself is in urgent need of some TLC. For instance, there was worn paintwork on the windows, stairs and walls; the Sky remote was very worn and it was difficult to get it to work properly; the double glazing unit seals have failed, especially in left hand kitchen window overlooking the estuary – so it was impossible to see the beautiful view when sitting at the table; both bedrooms smelt a bit damp and there were some small steps just inside the front door which were not marked clearly enough and presented a serious trip hazard. For the price we were paying, we expected a better standard of basic maintenance.

The cottage was perfect for beach & pubs. It had everything we needed. But the mattresses in both bedrooms need changing as springs were sticking out

Maintenance is sadly lacking.View was spoilt by duff glazing.Very noisy at night from machines & boiler. Stars should be carpeted. Leek from the bathroom ceiling when it rained.

    Response from:

Response on behalf of the owner; Thank you for your comment and for taking the time to feedback. During every change over my maintenance man visits the cottage to make any immediate repairs from the previous week and schedules any other work needed. There is a maintenance book in the house in which I ask guests to log any damage or breakages or indeed any other items/facilities guests would like to see in the cottage. Following your comment above a new window was commissioned and has now been fitted. I was not aware about the night noise from machines and boiler - thank you for sharing that - it will be investigated. It is deliberate that the stairs are not carpeted. As you know the cottage is just off the beach and previously stair carpet was constantly soiled and being replaced, so it simply was not practical. The bathroom leak, following the stormy weather during your stay, has been repaired. As you can imagine it is a constant task to ensure that the cottage is tickety boo for all guests, especially during the summer months where we have been fully booked. Unfortunately we then have limited time between change overs to get any problems fixed. Like all owners, I want everyone to have a wonderful holiday, and enjoy their stay in Instow. I appreciate you taking the time to feedback and hope to welcome you back to Instow in the future.

Great location and the cottage is perfectly positioned within Instow. The view from the kitchen/diner window is great. The cottage layout is a bit quirky but in a very nice way. The stairs are steep if you have small children, perhaps there a stair-gate should be provided (there may have been one in the utility cupboard).

The cottage is lovely and we were not at all disappointed with the facilities. Nice touches on arrival - flowers etc. Parking might be a bit difficult in season. Beach a dog-lover's paradise. Regular bus service a few steps away meant that we could travel around the area without relying on the car. Especially good local food retailer a short walk away. Very pleasant owners.
