Kinderhook is a beautiful detached house, set in an idyllic location near to Chichester, situated in a quiet private lane, a short walk from Birdham Pool Marina within Chichester Harbour, Itchenor, and The Witterings sandy beaches. Goodwood and The South Downs National Park are a short drive away. Standing within lovingly maintained gardens with views over fields front and back, and with plenty of private parking, Kinderhook is ideally located for Chichester Harbour (4 minutes walk) and in the other direction, to the village green and the church. There is a popular contemporary bar and eatery with wood-burning stove about 5 minutes walk away, which uses locally sourced ingredients, and boasts a beautiful outlook over Chichester Harbour. Discover lovely beaches and coves including West Wittering, and scenic paths and walkways surrounding the Chichester Harbour estuary (including the Salterns Way), and a great variety of country pubs and restaurants.

This warm and inviting family home is tastefully furnished and well-decorated throughout. The well-equipped kitchen has an Aga (complete with Aga cookbook to create the perfect roast or stew), in addition to an electric hob and oven, plus a useful waste disposal unit and two separate fridges for all your provisions, plus a separate utility room. Adjoining the kitchen there is a light and sunny family/sitting room with plenty of comfy sofas, a breakfast area and a wood-burning stove, making this a very warm and welcoming room. There are attractive views over the gardens and access to the patio. The separate dining room has a large dining table which comfortably seats 10 guests – these rooms are ideal for entertaining. The second sitting room is a cosy retreat - perfect for relaxing and has the benefit of an open fire. All of the bedrooms are light and airy, with crisp fresh linen and views over open countryside, and there are three spacious well-fitted bathrooms.

There is so much to discover in the area, with Chichester and its ornate cathedral, festival theatre, leisure facilities, and Goodwood racecourse and motor circuit, with various events through the year. Also worthy of a visit, is historic Arundel, famous for its castle, lanes with artefacts, books and antique shops, plus the Wildfowl and Wetlands wildlife centre. Other places to visit include Pulborough Brooks RSPB, or Midhurst with Cowdray Polo and shops. There are many scenic walks in the South Downs National Park. Also within easy driving distance (or train ride) are the cosmopolitan city Brighton to the east and Portsmouth to the west, which has Spinnaker Tower, ferry trips to the Isle of Wight and designer retail shopping. National Trust Homes and Gardens, such as Goodwood House, Parham Park, Royal Pavilion, Petworth House, Stanstead Park and East Dean can all be easily reached. Outdoor pursuits such as
golf, horseracing, various watersports, riding and cycling routes can all be found in the area. Beach 4 miles. Shop 2 miles, pub and restaurant ½ mile.
