Description

The New Forest National Park can be reached within a 10-minute drive and the Avon Valley Trail runs through the grounds.

This delightful, holiday cottage provides a wealth of character and charm and is located within 10 minutes’ drive of the picturesque harbour town of Christchurch and the New Forest National Park. This detached Heritage Asset was formerly the Kennelman’s cottage for the Sopley Manor Estate, and sits in a conservation area, in the middle of the owners’ 12½ acres of land with animals and clear views over the land from every direction, making it ideal for those who want to feel like they are away from it all. The Avon Valley long distance trail runs across part of the land, leading to two pubs within half a mile of the property. It is well situated for exploring the area including Bournemouth and Poole, with their sandy beaches, shops and restaurants, the cities of Winchester, Salisbury, Southampton and Portsmouth for maritime history and large shopping centres. Shop 1 mile, pubs serving food ½ mile.

All on ground floor: Living room/dining area/kitchen. 1 double bedroom. Bathroom with shower over roll-top bath and toilet. Most rooms with vaulted ceiling.

Woodburner in living room (initial fuel included). Gas underfloor central heating, electricity, bed linen and towels included. Freeview TV. DVD. iPod dock. Electric cooker. Microwave. Shared washing machine in out-building. Dishwasher. Fridge/freezer. Enclosed garden and furniture. Parking (2 cars). Welcome pack. Pets to be kept under strict control (livestock). No smoking. No children. NB: This is a working farm which requires the owners to tend the land and animals.

Very nice week but unfortunately the winter weather was not kind to us which made walking difficult and going to local pubs had to be by car!! We would return but in spring /summer next time. Facilities were great and the log burning stove was a must for our stay. Hosts were nice and gave us the privacy we were looking for over Xmas.

    Response from:

Response on behalf of the owner; We are delighted you enjoyed the cottage and facilities so much so you wish to return. Unfortunately there is very little we can do about the January weather and are disappointed this was reflected in our review score. We do hope the weather is kinder on your return.

It was a great place to just what we needed private and quiet. Only one was the pillows were to hard and the bed seemed a little small. Every think else was good.

Response on behalf of the Owner; We are delighted that you enjoyed Kennelman's so much especially the privacy and peace, it is a special place. We provide a selection of pillows to suit all tastes. We make up the bed with a top quality, reversible, memory foam one as well as softer option as this is what the majority of our guests choose. In the adjacent office there is a further selection available. We always ask our guests to let us know if there is anything they need as this would be easy to resolve had we been aware. The bed is a full size standard double.

Small but lovingly planned accommodation, perfect for two people and not too big a dog. V dog friendly pub a short walk but do have to cross multiple stiles and walk close to an electric fence, didn't identify anywhere to walk dog off lead due to sheep without getting in car but didn't really look as love beaches.

    Response from:

Response on behalf of the owner:- We are delighted you enjoyed the cottage. We are very happy for our guests to exercise their dogs across our 12 acres of land. Guests and their pets love being close to the animals and comment how much they enjoy this. Unfortunately if a dog is likely to chase livestock it would need to be under close control. Whilst there are a couple of stiles on one path there are others which do not have any, these go directly from the cottage and are indicated on the maps provided.

We had a comfortable and relaxing stay. Approaching by a quiet, narrow country lane, we were pleasantly surprised to see sheep and horses on the smallholding. Good entertainment. We were warmly welcomed by Phil. The welcome pack was another lovely surprise. The kitchen and television area were fine. The bed was comfortable, although we would have liked there to be bedside drawers. The bathroom just did not work for us. You have to be agile to have a shower. With the water running, you need long arms to reach the taps. Otherwise, you have to get out of the bath and move the screen. Whichever way, there will be water everywhere. Even so, this would not stop us staying again.

    Response from:

Response on behalf of the owner. Thank you for your review, we take all customer feedback seriously. We are delighted you enjoyed the ponies and sheep as well as the tranquil location. We were disappointed you were unhappy with the bathroom as this is the first time we have had such feedback in fact we are usually complemented on it. The photograph on the website clearly shows that it is a shower over a bath, is of traditional yet high end design to be in keeping with the cottage and has a screen that is designed to be moved, all meeting latest building regulations. We have placed a shelved cupboard at the bottom of the bed to replace traditional bedside drawers and have included open storage either side of the bed.

Lovely shabby chic cottage in a lovely location for peace & quiet! We had a fabulous holiday, with great weather, our dogs loved the freedom of the cottage grounds.
