Pros: The cottage was cosy and beautiful and the beds were really comfortable. It was also really lovely to find a cake, pint of milk and tea provided on our arrival; a lovely touch. Cons: A previous reviewer mentioned about the shared access: the neighbour was friendly and not at all intrusive but the gates to the side of the property and at the top of the garden were regularly left open. This wasn’t a problem for us but I can see how this might be an issue for someone with a dog. However, the cat droppings were an issue. Even upon arrival, the garden was littered with droppings. Despite cleaning the shoes, rackets and balls under the outside tap, there was still a lingering smell left in the kitchen when we bought the items in. As a result, we had to ask the children not to use the garden which was a real shame. This is why we wouldn’t stay again.

    Response from:

Response on behalf of the owner; We have become aware of this problem, although not quite to the extent described, and have now ensured that our gardener, on his weekly visits, liberally scatters a strong cat repellent throughout the garden - and on our last visit this approach seems to be working well.

Lovely cottage in quiet location. Strolls to local beaches and short drives but beware the country lanes - you will need to reverse from time to time.

We found the cottage to be clean, comfortable and well equipped. It is situated in a very peaceful village called Kingston which has an excellent local pub about 2 minutes walk away. There was also a very good play area (with a zipwire, goals, basketball nets and climbing/play equipment) which was a 5 minute walk down a country lane. The village of Kingston is a good base for touring South Devon and we would really recommend visiting Salcombe, Dartmouth and the beach at Bigbury-on-Sea. We would recommend this cottage to others and would happily stay there again.

Overall a great place to stay Clean and well provisioned and space for all. Major issue is shared access The garden is accessed from 3 other property's, all residents say it is shared land and they have used it for years. The neighbour to the right sits and smokes in the garden and leaves the gate onto the road open. Their is also an adjoining office that operates during working house so a steady flow of people n and out all day. we specifically booked a Cottage with a private garden, as we have a nervous dog. This was a real difficulty as we could not really enjoy the garden. also a lot of cat mess in garden.

    Response from:

Response on behalf of the owner. The garden is only available to be enjoyed by Ivydale visitors. Like many properties in the area, 3 neighbours do have a right of access through the garden, 2 of whom never use it. Our immediate neighbour does use the facility but is discreet and not intrusive. She has never, to our knowledge, used the garden itself. There are 2 gates to the side of the cottage, at least one of which is kept firmly shut.
