The small seaside village of Instow, with its stretch of golden sand and dunes, provides the setting for this lovely house. Adjoining another property on Marine Parade, it overlooks the beach, making it ideal for a family seaside holiday. Memories are to be made in this very unique and unspoilt part of North Devon; water sports, sailing, fishing, golf and riding can all be enjoyed locally, with scenic walking and cycling along the original coastal railway, now forming part of the famous ‘Tarka Trail’. Bideford, Barnstaple and Westward Ho! offer their own blend of attractions close by, while just yards from the house are two excellent restaurants specialising in seafood and offering fine views across the bay towards Appledore.

    This was our second visit to Instow House, it has the most amazing location. The house has everything we need and is very comfortable. The beach is great for the dogs.

    downstairs shower room was not clean, no hot water after the first night or heating, cutlery and dishes we had to put in dishwasher before we could use, no instructions for recycling, cushions on dining room chairs needed a good wash overall very poor. This was our second year going to this cottage and we were very disappointed this time around.

    We had a fantastic time, was really good to find somewhere with a brilliant view and dog friendly. Not only was the cottage dog friendly so was the beach and pubs that are close by, even some shops that was un near by beach towns very warm and welcoming.

    Excellent location and a lovely cottage, my only comment is the directions could have been clearer, they refer to green shutters which have now been painted black and refer to Kiln Road, when the actual name was kiln Close Road

    Felt the cottage needed a much better clean in the kitchen and lounge/diner. However sanitary ware/bed linen/towels clean and fresh. Not enough cupboard space for food in the kitchen just baskets and fridge. Minimal hanging space in twin bedroom and no hanging space within the shelved wardrobe in the double bedroom just a few hangers on hooks on the side of wardrobe.

    A beautiful location and a lovely house but it does need a little improving as the gravel in the lovely garden was in need of topping up so the area was less dirty and there was no sun shade (parasol) in the garden. A fireside rug would be an improvement too. That didn't stop us having a great week. Also the kind and thoughtful milk in the fridge and bottle of wine was very welcoming. We are hoping to return next year because we did have a fantastic holiday and I'm only mentioning negatives because then it would rate a 10.

    This was our fifth visit to Instow House: we went three years running, and again in 2008, and then again this year. We were overjoyed to find it essentially unchanged ie perfect in every way. Our children's picture of the beach and Appledore is still on the twin bedroom wall. We made a few forays to visit favourite haunts: Tapeley Park, Hartland Abbey, Appledore, and, of course, John's, but spent a lot of time in the cottage hunting for Easter eggs in the garden and enjoying the views and the beach.

    Excellent property with a fabulous location. Shop and pubs all within walking distance and the beach is superb for dog owners. Locals extremely fri nelly and welcoming
