The small seaside village of Instow, with its stretch of golden sand and dunes, provides the setting for this lovely house. Adjoining another property on Marine Parade, it overlooks the beach, making it ideal for a family seaside holiday. Memories are to be made in this very unique and unspoilt part of North Devon; water sports, sailing, fishing, golf and riding can all be enjoyed locally, with scenic walking and cycling along the original coastal railway, now forming part of the famous ‘Tarka Trail’. Bideford, Barnstaple and Westward Ho! offer their own blend of attractions close by, while just yards from the house are two excellent restaurants specialising in seafood and offering fine views across the bay towards Appledore.

    Felt the cottage needed a much better clean in the kitchen and lounge/diner. However sanitary ware/bed linen/towels clean and fresh. Not enough cupboard space for food in the kitchen just baskets and fridge. Minimal hanging space in twin bedroom and no hanging space within the shelved wardrobe in the double bedroom just a few hangers on hooks on the side of wardrobe.

    A beautiful location and a lovely house but it does need a little improving as the gravel in the lovely garden was in need of topping up so the area was less dirty and there was no sun shade (parasol) in the garden. A fireside rug would be an improvement too. That didn't stop us having a great week. Also the kind and thoughtful milk in the fridge and bottle of wine was very welcoming. We are hoping to return next year because we did have a fantastic holiday and I'm only mentioning negatives because then it would rate a 10.

    This was our fifth visit to Instow House: we went three years running, and again in 2008, and then again this year. We were overjoyed to find it essentially unchanged ie perfect in every way. Our children's picture of the beach and Appledore is still on the twin bedroom wall. We made a few forays to visit favourite haunts: Tapeley Park, Hartland Abbey, Appledore, and, of course, John's, but spent a lot of time in the cottage hunting for Easter eggs in the garden and enjoying the views and the beach.

    Excellent property with a fabulous location. Shop and pubs all within walking distance and the beach is superb for dog owners. Locals extremely fri nelly and welcoming

    Very comfortable, good beds, nice views, very good base for getting out and about. House needs a number on the door.

    Very relaxing long weekend despite the awful weather which says much for the comfort of the house. TV reception dreadful presumably because of the gale blowing outside so thank god for the superfast broadband wifi! Sofa very comfy as was bed. Kitchen was rather cramped but ok. Good for our 4 legged family members! overall cosy rather than spacious but we would come again.

    The cottage exceeded our expectations in every way. It was beautifully furnished and the décor was delightful with many artistic touches. As we were staying for Christmas week we had the benefit of a beautifully decorated Christmas tree in the lounge, also crackers and wine. The weather could have been kinder but it was such a cosy home that we did not mind staying in on Christmas day. As we have stayed in Instow before in a different cottage, we knew the area and places to visit, but if you are visiting for the first time, we feel a more up to date revue of the surrounding area and places to visit would be beneficial. We would have liked instructions on recycling and which bins to use.

    Fabulous location with wonderful views. Instow House had great amenities and great garden. Fantastic for dog and he loved the beach and garden. Being so close to local pubs, restaurant and shops was a real advantage. Great walking and so close to Tarka Trail. The beaches are amazing and just wonderful explore. Wifi was a very useful for all of us and especially our 16 year old son.
