Lovely cottage . 3 miles from centre of Brighton, easy to access by bus. Parking available on street outside. The living room / kitchen are lovely, the Stairs quite steep especially up to the second floor so needs to be considered as might not be suitable for all. Garden (which is just accross from the back door - due to access to rear of other properties) is gorgeous and was brilliant for our dog. Milk, Tea,coffee etc, and fresh eggs, left for us which was a welcome touch. Recommend the coach house for cooked breakfasts, just at the bottom of the hill in old patcham village - lovely food and garden! Overall a great place to stay in Brighton area, especially as dog friendly, and would highly recommend !

We stayed for two weeks and loved it. We enjoyed great weather and had all meals in the little garden. The location was very convenient for a bus ride into central Brighton or a quick getaway by car to other parts of the coast. Good services in the village and friendly neighbours.

We had a lovely stay at the cottage for the second time. The kitchen and bathroom are modern and in good condition. The location is fantastic, close to nice walks on the downs and only a short bus ride away from the town and seafront. Shops are very close, and a nice pub/restaurant at the bottom of the road. All in all a sweet little cottage in a lovely village.
