We booked Home Farm last minute for a family get together after the other accommodation we'd booked was flooded. Unfortunately due to the rush of finding somewhere I didn't the check the reviews. This is definitely the worst cottage I've ever stayed in. I could probably get over the fact that it's poorly equipped and looks a bit run down if it wasn't filthy as well. There are so many cobwebs in this place, it looks like it's been decorated for Halloween! The beds are uncomfortable. The bedding needs to be thrown out and replaced. The house is cold and only way to turn up the heating is to phone the owners and ask them to do it. It's just a pretty grotty place really. We took 3 three dogs with us and were made to pay £25 extra per dog in advance to cover 'additional cleaning', which is a bit of joke considering the state of the place. To add insult to this, there's a sign on the kitchen wall stating that dogs are welcome at no additional cost. The only plus is the location next to Markeaton Park and South Peaks.

Cottage was filthy. For example: The floors were covered in dog hair. The sofas are stained. The showers had hair in from previous guests and were covered in black mould. The toilet brush was soiled and broken which may explain why the toilet was so filthy. The towels were also covered in stains (we went out to buy new ones). The equipment is also poor. There were no tea towels in the property. The ironing board was broken. There is not enough cutlery or crockery for 7 people, let alone 10. The beds are the worst we have ever 'slept' in (although not much sleep was managed). The mattresses are very old, and very uncomfortable. The front door key doesn't unlock from the inside. We had to climb out if the window to get out! We had to repeatedly ask for wood- sometimes it arrived and sometimes it didn't. The playground in the farm needs some tlc. The bbq needs replacing as does the outside table. On the plus side, the location is great and the park the cottage is next to is wonderful. We still had a great holiday but that was in spite of, and not because of, this cottage. It needs some serious love and attention.

We came to Derby for my son's wedding and were joined by other members of our family. We found the house very run down and in places not as clean as we would expect. Various problems included - a bathroom bin not emptied from previous customer, mould on bathroom towel, there were burnt deposits in the bottom of the oven. There was no iron and when we borrowed one from next door we found the ironing board was broken. The final problem was finding that we had to phone up next door to ask to have the heating put on, so we were never in control of when it was on.

We booked this house as a group of women with small children. We were very disappointed in the overall cleanliness of the house. It was grubby and dusty at best and downright filth in some places. When we arrived there were sheets missing from beds, toilets unflushed, more light bulbs out that working and a dishwasher full of stinking dirty dishes. You can't control the heating yourself, so have to ask for it to be put on and off at certain times which left us freezing in the morningsame but baking in our beds at night. We made the best of things and had a good time the 3 nights we were there and for a low budget holiday it gave us what we needed. Despite its faults we would stay again. The whole farm and house is in need of some serious tlc and maintainence

Great house, just a bit dirty, didn't like the fact you had to call the neibour when you wanted the heating on or off, mattresses needing renewed, would stay here again

The owners were very friendly and lived next door.We had to telephone whilst at the property to gain access. We were without hot water one morning ,but this was rectified by the time we got home in the evening. Some of the mattresses could do with being replaced as the metal framework was visible and uncomfortable. Luckily we were able to use one of another bed.The mastic to the showers could do with being renewed as well.

We have stayed at Home Farm House before and our granddaughter requested that we return for her 21st birthday. But for that we most likely would not have returned, I spent the first day of our prior visit cleaning before the rest of my family arrived. The cleanliness was far superior to last time, but the linens would benefit from an update. The owner is very helpful and accommodating. While not luxurious, we were very comfortable.

1.The cooker was in a terrible state and was obvious that the caretaker/owner had not taken any care to make sure it was clean for the next occupiers. 2.There was a very dirty dish cloth strewn across the kitchen sink. 3.The bedding in the double room was an insult to anyone who had paid money to stay in the property. 4.The single and double bed springs were protruding and uncomfortable. 5.The shower in the bathroom was very off-putting. The property had a lot of cobwebs around the windows. Also we found the garden/play area very run down.

The house needed a vacuum and the dish washer had the previous occupants dirty plates in, looks like they had not turned it on properly, should have been checked by the cleaner.

We've stayed here before and love the house and the location. Friendly owner and deliver logs in the evening so we can keep the fire going. Loads of bedrooms and space for 3 families to get together. We always enjoy our stay here.

We absolutely loved our stay at Holme Farm House. The house is charming and in a wonderful location. The owners were friendly, welcoming and very helpful. The rooms were well maintained with plenty of comfortable clean bedding and towels. We didn't use our car all week, content with the surrounding park and farm. It's a holiday we will remember for a long time and nobody wanted to leave. The kitchen was well equipped other than the lack of baking trays, although with a bit of creativity we managed to cook for 8 people every night including a full roast dinner so it wasn't a big issue. Will definitely return one day, we truly had a magical time.
