Holly Tree Cottage is a semi-detached, period holiday home in the quiet village of Friston close to the Suffolk Heritage Coast. A cosy cottage all year round, with a woodburner in the living room, it makes an ideal base for walkers, bird watchers or cyclists. The RSPB at Minsmere is a short drive. Aldeburgh, 4 miles, offers good shops, restaurants, a golf course, a shingle beach and theatre. Snape Maltings, 3 miles. Dunwich, Southwold, Woodbridge and Ipswich are all an easy drive. Beach 5 miles. Shop and restaurant 3 miles, pub 110 yards.

Ground floor: Living room. Dining room/kitchen. Separate toilet. Steep stairs to first floor: 2 bedrooms: 1 double, 1 bunk. Bathroom with shower over bath and toilet.

Woodburner in living room (initial fuel included). Electric heaters, electricity, bed linen and towels included. Freeview TV. DVD. Electric cooker. Microwave.     The cottage was ideally located for access to the Suffolk coast and was attractive and well equipped. However, the crockery needed washing before use and the springs in the mattress in the main bedroom made it uncomfortable to the extent that my wife had to move to one of the bunk beds. The "touch sensitive" bedside lamps were a little difficult to get used to and we were never sure if they were working as they should.

    Stairs very, very steep! Generally tired property with an uncomfortable bed. Great location and the village inn dog friendly with excellent food that saved the stay!

    The cottage has a lovely old character and is nicely located in a quiet village a short drive from Aldeburgh and Snape. The downstairs & garden areas were fine and quite well cared for. The bathroom was also fine but had obviously been missed when the last clean was done. Our problem was with the 2nd bedroom. We'd intended 2 adults to use it but the bunks were not substantial enough so one of us slept on the sofa downstairs. I think that room could be made into a comfy single bedroom but doesn't work as a twin. The cottage was well equipped and thought had gone into thst, but I think the small shelves just below ceiling level, holding various nick-knacks, would be better removed as they're not original, the ornaments are not decorative or interesting, and must detract cleaning time from other areas. I would stay again but only if the 2nd bedroom sleeping arrangements are improved.

    On arrival the property was dirty; kitchen floor had not be swept or mopped in some time; kitchen all greasy and the oven and microwave both filthy. Whole property smelt where it has not be cleaned properly in a long time; both toilets dirty as was the bath and bathroom sink. Bed linen and towels provided were clean. Mattress on double bed is very uncomfortable and all the springs could be felt through out. We arrived after 5pm and had no mobile phone signal to call any of the numbers supplied to complain so we ended up cleaning the kitchen and bathroom just so we could stay for two nights, but came home early as we couldn't face a third night in the property. We would not return to the property for another stay based on this experience. It's a shame because the cottage has a good layout and could be really nice. It is in a good location for travelling around Suffolk coast and the village is nice and the pub was great.

    Ideal winter break for us and our two dogs. Cottage was clean and well stocked on our arrival. Good off road parking at rear of cottage. Cottage in a lovely Suffolk village setting and an ideal base to explore coastal places of interest. We were made very welcome at the local pub with the dogs.

    I love this cottage but 2 out of the 4 times I've stayed there it hasn't been cleaned. This time was the worst; dirt and hair in the bath mud and pine needles on the carpet. It's such a shame.

    Response on behalf of the owner; Thank you for all your comments. The cottage is old, over the years it has been modernised and extended but many of its original features remain. The property has been awarded 3 stars, of which we are very proud. The cottage sleeps 4 (including the folding bed - Please advise on the occasions that 3 stay but all beds are required, as this saves you the frantic search for extra bedding, reduces the risk of damage or far worse.) The stairs are steep compared to modern day ones and a sturdy handrail for assistance is available. The bath is metal and not as shiny as the newer plastic ones but I would hate to say "Good Bye" to it. We employ two small but dedicated teams for maintenance/gardening and cleaning. The cottage is always cleaned thoroughly prior to occupation and checked, with several deep cleans undertaken during the year. However should any issues occur, if informed at the time they can easily be addressed. All contact numbers are clearly on display. Behind the scenes our work continues and we arrange new ways to continue with improving the cottage. We welcome suggestions-(box provided) they will be considered. Please enjoy the cottage and we will undertake the rest leaving you free to enjoy Suffolk. The Old Chequers pub has now re-opened and only a short walk away. A recent improvement we have made is that a bunk bed has now replaced the beds in the 2nd bedroom.

    This could have been cleaner,i had to clean worktop, saucepans and cutlery also the bathroom sink. but, it did not put us off we enjoyed this cottage and would go again
