This delightful barn conversion is the ideal for touring Norfolk and Suffolk and to experience the beauty they hold.

This adjoining single-storey holiday barn conversion lies on the Langley Abbey Estate, a working arable farm and home to Norfolk’s only polo club. The barn is ideal for touring Norfolk and Suffolk. It lies 2½ miles from the market town of Loddon, and motor launches are available for hire on the River Chet. There is golf at nearby Beccles, Bungay or Norwich, whilst fishing tuition, birdwatching and walking are available. Beaches can be found at Great Yarmouth and Lowestoft nearby. Norwich, 11 miles, has a cathedral, museums, theatre and shops. Shop and pub 2½ miles.

Small step to entrance. All on ground floor: Living room with beams/dining room/kitchen with breakfast area. 1 double (5ft) bedroom. Bathroom with shower over bath and toilet.

Electric heaters, electricity, bed linen and towels included. DVD. Electric cooker. Combi microwave. Washer/dryer. Fridge/freezer. Shared small lawned courtyard and furniture. Gas barbecue. Private hot tub (at cost). Parking (1 car). No smoking.

    A lovely place but be warned it is very much off the beaten track and you'll need a car to fetch anything or visit a pub. That said its wonderful and if remote is what you are after this fits the bill. Lodden is only a couple of miles away and has all you could need. Mobile signal is almost non-existent (which can be a bonus) and the on site wifi signal doesn't work so you'll have to go for a bit of a drive to get your 3 or 4 G to work. That said the barn is warm and cosy and I don't think there was a night when we didn't see a barn owl or two. Take lots of books, a pack of cards or a game and maybe a favourite DVD or two and you won't want to venture out in the evenings.

    Ideal location for me. Good for long walks in the country. Short drive for provisions, pubs etc., Clean, well looked after building, plenty of heat & hot water. Comfy furniture. Recently added WiFi is useless-might work in adjoining barn but very, very weak in Big Barn Canons. Enjoyed the few days though, would always recommend.

    We had a lovely time at high barn very big and species but a long way to shops & pub to remote for us had to drive everyday to visit places in Suffolk&Norfolk

    Lovely spacious barn for two people. Needs more thorough cleaning. Bed not very comfortable. There were many cobwebs in the rooms.The kitchen was well equipped complete with washing machine and a good cooker. The location is a little isolated but wonderful for wildlife watching.

    Nice property. However the oven is filthy as is the cooker hood. We had to change the scart cable from one machine to the other to hear a dvd. Owner only needs to buy a second scart cable. We had to ring up to get guest WiFi code. One bedside light had no working bulb. No plug in kitchin sink. Shaving point in bathroom would be handy. Shared garden which is not dog proof. Shared garden not mentioned in advert when booking. Chipped plaster on walls. Loads of old dead insects on blinds. Only one side of toaster works.

    We arrived on a chilly April afternoon to a lovely warm,clean and very spacious converted barn with exposed beams and lots of character. There is a pub with good food about two miles away which is dog friendly. We felt very isolated to begin with but actually enjoyed coming back to the quietness of this location?

    Everything you could need was provided. Very warm and comfortable for the time of year. Milk and wine on arrival a nice touch. Quiet and secluded.
