Converted from a 17th-century barn, this property backs onto the attractive courtyard and stables of the owner’s thatched period home and overlooks their orchard and pastures, where guests are free to wander. Hayes sheep farm has lovely views of typical Devon countryside, well-established extensive gardens and a grass tennis court. In the pretty village of Exbourne there is a choice of churches within walking distance, and numerous excellent restaurants/pubs to be found. This is an ideal holiday base for country lovers, with excellent walking, fishing, cycling, golfing and riding. The Tarka Trail long distance footpath and cycle way passes within 2 miles. Okehampton, gateway to Dartmoor, with its wide range of shops, the excellent Museum of Dartmoor Life, and the Museum of Water Power, 4 miles. Chagford and Castle Drogo (NT), 12 miles, and the spectacular Lydford Gorge (also NT), 15 miles. Tavistock and Exeter both within 22 miles. North Devon beaches, 30 miles. Pub within walking distance.

    SPIDERS.. you need to like them they are massive!! We were killing 2/3 a day! The cottage is pretty but it is a glorified flat only on the top level. Very difficult with a dog as the stairs have no carpet so our dogs slipped everywhere and nearly really hurt herself. We took a dog cage as our dog is a rescue dog and her cage is her comfort blanket . The one night we went out for one hour to go and have tea with our two young kids! We left our dog behind secure in her crate , she could not do any damage, the owner let herself in to the property, then proceeded to ring us saying our dog was barking, our dog doesn't bark because she had issues so we know she was lying and she let herself in because she had moved a mat that we moved out the way, she then proceeded to ring us up when we were 30 mins away and make my husband drive all the way back to pick the dog up very unprofessional and not Very nice st all. After that the holiday was ruined we had to take the dog everywhere we didn't dare leave the house for 1 minute because of how she was. Everything is at least an hour away there's no washing machine, dishwasher, the kitchen is tiny very hard to cook a proper meal. You do see beautiful fields all around but there are bills in them so you can't actually use them. The tennis court is good but no net so no need for our tennis rackets. There is also a very happy dog around that caused issues with ours when feeding etc. It is ashame she kicked off really because she ruined what would of been an ok holiday but it's no fun not wanting to come out of your door because your frightened of what hassle you would get. It's not ideal for a dog at all and the £1metre is annoying because it only takes old £1 coins. All in all a rip off as we have paid three hundred pound more and got nothing extra.no washing machine, small flat and then on top of that paying for your electric. When out of season you can get it So much cheaper.I would find somewhere better for your money with less aggressive landlords.

    Response on behalf of the owner; We know some folk don’t like spiders and they do crop up in the barns which are converted traditional buildings but we can’t kill all the insects there. The specifications and facilities available are all specified on the website and photos illustrate sizes of rooms, kitchen space etc., perhaps these guests missed them. Facilities do not include washing machines/dishwasher but instructions in the barn tell guests where a launderette is. Okehampton is just 4 miles away with three large supermarkets and the launderette. The stairs from the entrance upstairs are not carpeted as they are easier to keep clean and we have had many dogs here of all ages and breeds with never a problem. I asked ones of the guests if he played tennis, he said not but did play football so I put the net to one side so that he and the children could use the children’s goalposts on the grass court, which they did most evenings. The net was still there to the side if they needed it. There were cattle in the fields (not bills), this is a farm. The guest was informed that we do not allow dogs to be left alone and this is also stated in Cottages.com’s booking conditions. Unfortunately they did not adhere to this and went out for an evening and the poor dog howled, both my wife and myself heard it from outside. We could not leave the dog in that state for welfare reasons so insisted they return to collect it. It gave us no pleasure to disturb their evening but we felt we had no choice. We do keep a supply of old pound coins for guests, we gave some to these guests but we will be renewing or replacing the meters before long.

    Stayed at Hayes Meadow with other family members and we all thoroughly enjoyed our time in the area. Accommodation was just as described, location was perfect, our hosts very helpful and friendly and the food in the local pub excellent. Would highly recommend.

    We arrived late on the first night. A small jug of milk in the fridge would have been a nice touch. Instead, we had to wait for the local shop to open in the morning. Also, it would be a good idea to let guests know prior to arrival about the £1 meter. The lounge was comfortable and having a separate annex was lovely. The Red Lion pub serves delicious meals!

    My husband, 3-year-old son and myself stayed here for 3 nights in early December. We arrived to find a very clean, spacious and homely cottage (all on the first floor) that was well equipped and with ample storage. We were welcomed with stunning views out of every window. Our son loved his little holiday, especially with the animals. The lambs were adorable and our son was in his element stroking them. He found the free-roaming chicken rather amusing. The farm dog was a happy and friendly little thing, too. The wood burning stove was a real treat and we kept this burning throughout the evenings whilst watching TV after dinner. The beds were comfortable and came with electric blankets for those cold winter nights in the countryside. The sound of the animals in the evenings were nice to hear, and waking up to the cockerel was rather refreshing. Whilst there isn't a lot in the immediate area, there is a good pub up the road called The Red Lion that serves good homemade food. There is also a small shop called The Burrow that sells the essentials as well as breakfasts and local produce. We found the locals very friendly. Okehampton is only 10 minutes away if you need a supermarket or other high street shops. Hayes Meadow is a perfect base in which to visit various parts of Devon and Cornwall. We spent a morning at Castle Drogo where we had a personal guided tour which was good fun. Our favourite places such as Torquay, Lynton & Lynmouth, Clovelly and Newquay are all within a little over an hour away from the cottage so it's never too far to travel. Saying that, the cottage is nice enough to stay in all day should you not wish to go out. We can't wait to go back again; we're planning our next visit as I type.

    Fantastic location, Mr and Mrs Macklin made us feel very welcome. Cottage is clean, quiet , warm cosy and comfortable. All amenities.. lots of places to visit both north and South Devon: Ilfracombe, Bude, Totnes, Okehampton, Exeter, Torquay. Local village ( Exbourne) very friendly and scrumptious food at Red Lion. Would definitely recommend to friends/ family

    Lovely quiet location, very well equipped kitchen, lots of nice extras like book shelf, magazines and box games.
