In a peaceful location, this property is perfect for a family holiday with activities for all ages in the area.

Wonderful scenic sea and mountain views

This detached cottage is well located for touring the stunning north west, the picturesque north east, the wild north, as well as Inverness and Loch Ness, for monster spotting. The Isle of Skye and the Orkney Islands can be visited in a day. It is situated facing Dornoch Firth and the hills beyond, in a peaceful location overlooking the village of Ardgay and the Kyle of Sutherland. It has a good sized enclosed garden with open farmland and woodland to one side where, on occasions, deer have been spotted. The marine, bird and wildlife are notably interesting. Spot dolphin, red kite, otters and seals in Cromarty, and visit an RSPB reserve in Caithness. Red, roe and sika deer, eagles and red squirrels, and a historic church can be seen up in the glen at nearby Croick. There are poignant memories of the Highland Clearances on the windows where the crofters took refuge. Activities around Ardgay include mountain biking, kayaking, horse riding, salmon, trout and sea fishing. There is a picturesque golf course at Bonar Bridge as well as excellent golf courses, including the internationally renowned championship course at Dornoch, nearby. Shop and small cafe in the village. Pub and bistro in Bonar Bridge 1 mile.

    Needs upgraded,new double glazing, better central heating,bigger tv,electric towel rail in main bathroom taped with electric tape but not working,oven not working,access out back door quite dangerous having no hand rail.Overall spacious,comfortable space inside and out.

    Response on behalf of the owner; Thank you for the feedback. I have just arrived at Gulshan this afternoon Tuesday 18th July from Essex to attend to the problems reported. The central heating, the heater in the bathroom and the oven are all in very good working order. I am unable to fathom how the cooker was not working unless the switch on the kitchen wall was turned off. There have been no complaints from any of visitors. I suspect the thermostat may have been turned down which may explain why there was no central heating. There are instructions left in the Welcome book for all of the appliances and the heating and hot water. One window in the kitchen has misted up but this will not affect the double glazing. As there is no urgency to replace the window it will be done when there are no visitors in the cottage.

    We on average book 2 cottages a year around the UK and therefore our opinion is based on our opinions in this context.We found the property comfortable but needing some work on it. The hot water tap in the kitchen stopped working a plumber came that day but seemly this has happened with previous tenants only a week previously. The kitchen units looked as if they could fall of the wall at any time due to being totally overloaded and looked quite dangerous. There was a smell in the shower room which was a musty smell which I spent the week keeping under control. The beds were extremely comfortable.It is a shame as it could be a lovely property. Also to get a meal we had to travel 14miles each way as nothing was open locally.

    Response on behalf of the owner; Thank you for your comments regarding the property. Feedback is always welcome. I apologise that the hot water tap in the kitchen was not working properly. A new tap had to be ordered and fitted when the house was unoccupied. This has now been done. Regarding the kitchen cupboards. A well respected local builder has looked at them and found them safe and sound. Most guests have commented on how well equipped the kitchen has been. The shower room has been inspected and there seems to be no unusual smell. Bonar Bridge one mile away has a Bistro serving excellent food 6 days a week as well as an Indian curry takeaway.There is also a café in the Bridge Hotel.The golf club in Bonar Bridge also serves lunch and teas.There are leaflets about places to eat left in the cottage.

    We found Gulshan a very comfortable,warm base for exploring the beautiful area all around the Moray Firth. Because we attended a family re-union at Bonner Bridge we made a short holiday of the occasion and the location was perfect and the accommodation very well appointed. The only downside was lack of the view promised from the photo on the property description due to high tree growth on the rear boundary of the property which obscured the view of the stunning Loch which I would have loved to capture in a painting or photo.
