The cottage itself was lovely however the garden, drive and the area immediately in front of the garage/bicycle storage area flood whenever it rains and it is impossible to get into the house without wading through the water. When the rain was particularly heavy we had to use a couple of bricks as stepping stones which with elderly parents wasn't really ideal.

the cottage is very isolated so it's really leaceful and quiet. it has everything you could possibly need while on holiday and is perfect for exploring the borders region. my only downside is the mobile reception. the only way to improve the cottage would be to get wifi in bt it was still a really good holiday

Had a lovely time over Christmas 2015. Nice to have some decorations up on arrival and welcome pack. Take your wellies in case of rain. Great base to explore the Borders, the Bakery/ cafe at the bottom of the main street in Melrose is a must visit for pie and bun fans.
