This delightful two-bedroomed mill workers cottage is situated right in the centre of picturesque Betws-y-Coed, the Gateway to Snowdonia, just 100 yards from the historic Pont-y-Pair bridge. This cosy property with a lovely woodburner in the living room and good views from the rear is just a short stroll from the many restaurants and shops in the village. Enjoy the famous Swallow Falls and Fairy Glen riverside and forest walks from the door. Betws-y-Coed makes a great base for discovering Snowdonia, including Mount Snowdon and all the ranges, slate caverns, golf courses, castles, Bodnant Gardens and Portmeirion, the Italianate village. Various steam railways are close by with Conwy, Llandudno and Portmadog but a short drive away. Shop, pub and restaurant 100 yards.

    A lovely cosy cottage ideally placed in the centre of Beysw-Y-Coed. A very warm welcome on arrival and even though there is an additional charge for heating it was compensated with a wonderful welcome hamper of goodies including wine cheese and cake.

    The cottage was much smaller than the price suggested. There was no mention of the heating being regulated externally by the owner and only being able to change the temperatures by texting the owner. She then complained by text after we left that we had turned the radiators down. The bedrooms were way too hot and the living room was very cold in the evening and although there was a wood burner it was quite inconvenient to then have to think about fuel, getting fires going, cleaning after. I'm afraid we do not do this at home and I don't want to do it on holiday, it's a chore! the owner laid out a very nice table with full dinner set which looked good on arrival but quickly became obvious that this was more because there is no where else to put all this stuff! It was inconvenient after a while and again underlined the small size of the cottage. I felt that we were put under 'duress' from the off when the owner greeted us, giving us stern warnings that this was a self-clean property and if it wasn't returned exactly how we found it we would forfeit our £100 deposit. I understand why the owner does this but it doesn't make for a relaxing holiday. The owner did provide a hamper of wine and food which was very good of her but I'm afraid that it didn't compensate for the other issues I've mentioned. The owner also complained that I had a visitor to the cottage during the week and that this invalidated her insurance. as far as I was aware on the terms of the agreement, I could have two adults and two children at the cottage. At no time has anyone asked for names. A friend of mine stayed for a few days and left and my wife then joined us mid-week so at no point did we have more than 2 adults in the cottage as I set out in my booking form. I am not sure why this would cause an issue and I took exception to the way the owner raised this via text after we left. I would not feel at all comfortable or relaxed about returning to this cottage, despite its excellent location - and for the same reason I could not recommend to family or friends.

    Thank you for your comments. If you had contacted us at all during your stay to raise any of your complaints, we would have been given a fair opportunity to address them during your stay, quickly as possible. All Customers are encouraged to contact the Customer Care team with any questions relating to the property size, description, facilities, visitor/occupancy and whether there is any "cleaning/chore service" available. This would have mitigated any disappointments before booking our property. Three days before arrival, we contacted you as introduction and to run through the basics including heating (advised during call that heating is automated remote system), keys, parking, weather etc. When we prompted you for any questions, we were only asked if there was snow on the mountains. All guests are met by us and are given a warm and cheerful greeting. Every care goes into each guest's stay. You were encouraged to include the teenage children into the property as they had travelled a long distance. During the meeting and greeting we try to ensure that each booking is settled in as much as possible. The meeting and greeting includes the central heating system which is a British Gas remote managed service. We have invested in a modern and highly functional system so that guests don't need to worry about setting heating and concerns over thermostat or boiler controls. It has been a very successful, flexible and hassle free experience for guests. Additionally we showed you the cabinet space to clear the tableware and where the usual cheerful breakfast set was kept. There is a comprehensive handbook with all information at the property. This handbook also includes the full booking conditions. After departure we sent a courteous and welcoming text at 17.42 stating it was a delight to meet the family, contact us any time with heating needs or with any questions. Guests who have stayed with us know we are only too happy to support their stay. In this instance you did not contact us at all during your stay, nor did any of your party. On day of departure your wife advised that you had an active week, there we no problems to raise with us. After your departure, we were told of the over occupancy. Over occupancy/visitors puts all guests (including children) and the Owners at risk, responsible Owners will not take risks. During the itinerary review, it was identified that the remote Central Heating System had been over ridden. We contacted you via a courtesy text informing you that the property had been over occupied and the situation regarding the Central Heating System. The security deposit had also been refunded. To date we have not received a response from you.

    The cottage was perfect and the owner Helen the perfect host and had thought of everything that was needed within the cottage for the perfect stay. It is located central for everything within the area and lovely walks / restaurants / local sites from the doorstep. The cottage has a lovely homely feel from the moment you walk through the door and lots of homely touches within the cottage.

    This is a lovely cottage. Helen, the owner, is a very nice friendly lady who made us feel very welcome on arrival. Its located within easy walking distance to all the shops & restaurants. Would definitely return & recommend others to visit.

    Lovely house but not for those over 6ft tall (this should be stated somewhere)! Upon entering the house, I immediately hit my head on the top of the door frame leading into the kitchen. Talking of the kitchen, the table had far too much crockery and glassware on it. It was set out as though a viewing party were coming in to potentially buy the property but very impractical for those staying there...we had to clear the table just to make room for breakfast items (think what's practical for those staying and not how the owner wishes it to be seen). The road at the front of the house is also a lot busier than you might think...looks quiet enough but it's very busy (and noisy!) in the mornings...woken very early every morning by the traffic passing by (I was in the double room at the front of the house). The house itself was extremely clean, well furnished and very close to the town.

    Response on behalf of the owner; Thank you for your comments. A senior member of your family arrived alone and was shown around the property during the meeting and greeting, I was not aware that this was not the lead guest at the time. Additional time was also spent with him to ensure that he was comfortably settled. He did not comment at the time that standard height of the internal doors would be an issue for any of his sons. If we had met you we could have pointed this out to you. The table is always laid out for guest’s arrival as it is part of the welcome and includes wine glasses and a dinner set, produce and wine. This can be seen in the images, if a guest chooses not to use the table settings the guests can easily put it away in the kitchen cabinets. There is an alternative cheerful breakfast set available. During your stay there were a number of classic car events, and activity events which draw in additional visitors and are a major attraction. The property is situated very conveniently in the heart of Betws-Y-Coed as displayed in the images where the road is visible. Betws-Y-Coed is the gateway town to Snowdonia, and surrounding attractions, many of which are on the doorstep, which appeals to the majority of guests. Should a guest have a question about any property, they are encouraged to contact Customer Services or alternatively check to see what events are being held during your stay. Many successful events e.g. motor and sports will have an impact on the whole area; this was the case during that period.
