The house is ideally located to explore either Exmoor to the east and its surrounding attractions, or to the west, there is the North Cornish/Devon coastline, with its excellent walking and hidden treasures, like Clovelly, Bucks Mill and Hartland Quay. To qualify our would not return comment, the flat is exactly as described, its clean, warm, has all the equipment you could ever need or want. The views are spectacular. However it’s on a residential estate we found the comings and going’s of the next door neighbors spoilt our enjoyment. 4 cars constantly being shuffled around on one morning we were treated to at least 20 car door slamming as the cars where defrosted and moved around. This coupled with a large Alsatian dog let out in the garden to bark,it also barks every time you approach the flat. The road at the rear is very noisy. Perhaps we where just unlucky the week we stayed as most of the comments in the book are from repeat customers.

A lovely place to stay. The cottage was well equipped, cosy and comfortable. On our arrival there was a bottle of wine and a cream tea left for us which was a lovely touch. We had a lovely break, Instow is a pretty and very understated place to stay and the sunsets whilst sitting at the dining table were just breathtaking. We will definitely be booking again.

Lovely attention to detail, the children were very impressed by the Easter eggs left for them on their beds, as we stayed over the Easter weekend. Very well equipped and nicely decorated. Probably one of the best equipped cottages we have stayed in, Only slight downsides are it's next to quite a busy main road, which wasn't much of a problem as we weren't there much during the day and lack of any real outside seating area, again not much of a problem as it was too cold to sit around for long.

What a fabulous holiday apartment. We were welcomed by Devon scones with clotted cream, jam, chocolates for my girls and wine for us grown ups. The apartment was so clean and it is home from home. Even down to spare light bulbs... and for the doggy the biggest food bowl and a basket with doggy towel and toys. Everything you could think of it is catered for. It is so comfortable and homely we didn't want to leave. We miss the gorgeous views of the field and Instow estuary especially at sunset. We can not rate this place high enough. Oh in case you don't want to drive on occasion there is a bus stop just outside with regular bus services. Instow was a ten minute slow walk along the beach to a few pubs which you can eat. They allow dogs. Can recommend The Quay Inn. We hope this is helpful, just book it and have a lovely time, we did.😊👍
