Set in 5 acres of farmland, Egmont Farm is an ideal holiday destination for couples or singles, and comes complete with a livery, chickens and shared use of a hot tub! The Hayloft (ref 27032) is a detached converted farm building, Stag Lodge (ref 30430) is a detached lodge and The Hideaway (ref UKC276) is semi-detached, adjoining the owner’s home. All being on the same site, they can be booked singly or together for a larger group. This is a superb base for exploring the surrounding countryside including the medieval Cinque Port town of Rye with its cobbled streets, restaurants, tea rooms, art galleries, and a well-known hat shop that created the wonderful hats in the film ‘Four Weddings and a Funeral’! Should the weather become inclement, visit the Kino cinema, the home of digital entertainment, in Lion Street opposite the town hall. The Rother Valley also offers a plethora of walking and cycling opportunities, bring your own bikes and helmets, or hire locally. Within walking distance is the Kent and East Sussex Vintage Steam Railway which chugs its way through 10½ miles of beautiful countryside, enabling you to visit Tenterden, also known as ‘The Jewel of the Weald’, and once another thriving Cinque Port town but now 10 miles from the sea! At the other end of the line is the iconic fairytale, moated Castle Bodiam, which has changed little in 600 years. Enjoy a lazy summer afternoon soaking up the tranquillity of the River Rother and hire a rowing boat, glide effortlessly past the reed beds and spot a kingfisher or heron. The romantic recreation of a medieval manor house at Great Dixter, and its beautiful gardens, are worth a visit. No holiday would be complete without a trip to the vast expanse of golden sand dunes at Camber, glorious in the sunshine, and invigorating when the sea breezes blow. You could even try your hand at kite surfing! The properties can be booked together to accommodate up to 6 people (3 couples). Shop, pub and restaurant 2 miles.

    the family that own the Hayloft are lovely people but live too uncomfortably close if your not aware of that fact. you couldn't go out the door and they knew it totally NO privacy. there is a busy main road close by. people come and go on the property all the time due to the horse livery business so sitting outside NO privacy. we had an invasion of wasps(9 in one night) due to a nearby plum tree left to drop its fruit for the wasps to enjoy no picking up off said fruit to diminish said problem or apology .When having a shower touched shower head and was stunned by a strong electric shock also the towel rail and every other piece of metal in the bathroom, had to have electricity cut twice and an electrician to assure us the problem was solved.

    Response on behalf of the Owner; We are so sorry to receive your disappointing review of your recent stay, as we take great pride in ensuring all of our guests have a lovely holiday. I would like to respond to each of your points in turn. The Hayloft is near to our house (which is accurately described in the listing) and set in 5 acres of beautiful countryside. When we have guests we make every effort to use the door on the other side of our house and are rarely around during the day. The Hayloft patio is very private with views over the fields and chickens / horses; adjacent to an enormous garden which our family don't use (we have another separate garden for our children). We have two horses on livery and their owners come to feed their horses using a completely separate driveway which is nowhere near to the cottage. Due to this we just can't see how you felt you had no privacy. The electricity problem affected everyone locally and was due to a telegraph pole having an earth fault. The electricity board came out within 2 hours and rectified the problem which did involve a very short period with no electricity. During this time I kept you fully informed and ensured you had torches and candles and even offered to get all our guests fish and chips! It was a problem beyond our control. As for the wasps we do have a plum tree which drops plums, which we do clear up regularly for the two weeks a year that this occurs. We also invite our guests to help themselves to the delicious fruit (the guests before you made some plum jam and commented on how lovely it was to have the tree). Finally I did apologise for the electricity issue (which was not our fault) and had you mentioned the wasps being a problem we would have done more to help, as we always go to any steps to ensure our guests have a good time, which hopefully people will see from all the other great reviews we have had.

    Myself and my boyfriend stayed for a 3 night bank holiday break at this lovely cottage, It was small but very cosy. Nice little touch having fresh eggs from the chickens, milk and chocolate waiting for us. The Hot tub was perfect and very clean. All in all a fantastic stay I would highly recommend this cottage for a romantic break....

    Such a perfect little cottage set on a lovely farm. The owners were really friendly and we felt really welcome. We wanted a relaxing weekend away and that was exactly what we got. Have already recommended the Hayloft to family and would love to visit again.

    We had a lovely week's break in a beautiful part of East Sussex, ideally situated for so many attractions in land and at the nearby coast. Sarah and her husband were a lovely couple, so willing to offer help if we needed it. The accommodation was cosy and very comfortable. It was great to see the chickens and horses at the property, and to enjoy the peace of the countryside. We will definitely come back the next time we visit the area.

    Cute little cottage in a perfect area for walking and exploring. Sarah and her family were extremely friendly and helpful, making suggestions and lending us something we forgot. Everything was clean and in good condition, we especially enjoyed the hottub in the garden! We would definitely use the Hayloft (or any of Sarah's other cottages) again and highly recommend it.

    Very helpful hosts , this property is on working farm so you will find chickens,horses,etc and see them in the natural environment , the property has everything you need and the owner is nearby if needed. The hot tub was a big bonus,and kept lovely and hot ! We would recommend this property and would stay again.
