Welcome Cottages

A carefully curated collection of properties that offer high quality, good value accommodation in great locations across the UK, Ireland, France and Italy

Cosy cottage for couples with beams and hot tub, boat trips to iconic, moated Bodiam Castle close by.

Set in 5 acres of farmland, Egmont Farm is an ideal holiday destination for couples or singles, and comes complete with a livery, chickens and shared use of a hot tub! The Hayloft (ref 27032) is a detached converted farm building, Stag Lodge (ref 30430) is a detached lodge and The Pod at Egmont (ref UKC2850) is a detached pod, all on the same site. This is a superb base for exploring the surrounding countryside including the medieval Cinque Port town of Rye with its cobbled streets, restaurants, tea rooms, art galleries, and a well-known hat shop that created the wonderful hats in the film ‘Four Weddings and a Funeral’! Should the weather become inclement, visit the Kino cinema, the home of digital entertainment, in Lion Street opposite the town hall. The Rother Valley also offers a plethora of walking and cycling opportunities, bring your own bikes and helmets, or hire locally. Within walking distance is the Kent and East Sussex Vintage Steam Railway which chugs its way through 10½ miles of beautiful countryside, enabling you to visit Tenterden, also known as ‘The Jewel of the Weald’, and once another thriving Cinque Port town but now 10 miles from the sea. At the other end of the line is the iconic, fairytale, moated Castle Bodiam, which has changed little in 600 years. Enjoy a lazy summer afternoon soaking up the tranquillity of the River Rother and hire a rowing boat, glide effortlessly past the reed beds and spot a kingfisher or heron. The romantic recreation of a medieval manor house at Great Dixter, and its beautiful gardens, are worth a visit. No holiday would be complete without a trip to the vast expanse of golden sand dunes at Camber, glorious in the sunshine, and invigorating when the sea breezes blow. You could even try your hand at kite surfing! Beach 12 miles. Shop, pub and restaurant 2 miles.

We had a fabulous few days staying at The Hayloft. It's very clean, cosy but not cramped (and we had two Mutley's with us). The Hot Tub was Amazing, well maintained, clean and warm. Anyone wondering about the 'footpath' running close to the side of the hot tub - this is a small access path to the horses that is liveried on the farm and the young lady visits just twice a day! Sarah, Rueben and the children are friendly and exceptionally helpful. If something wrong or missing, you onky have to say and they rectify immediately. We will be back!

The Hayloft is a lovely cosy place for two. Well equipped and clean. Located on a farm, surrounded by chickens and horses, it was a peaceful getaway - with the added bonus of a shared hot tub in the garden. Friendly and helpful owners. Would definitely be happy to stay again.

Sarah, the owner was very helpful to cater for our needs. She was on hand within seconds to resolve any issues. She also gave us advice on places to visit and how to use everything within the cottage. The jacuzzi was amazing, we were dipping in everyday. The people are very friendly in Rye. You must try out the steam train from Northiam. The only downside was the Hayloft size. If you are tall it might feel like a tight squeeze.

Sarah the host was lovely, very welcoming and happy to help with whatever we needed. It is a very “cosy” accommodation and as myself and husband are over 6ft tall, it wasn’t very comfortable for us. A few light bulbs out which meant cooking at night was a bit tricky. Another heater would have been good to have as the original loft door (whilst a nice remaining feature) was very drafty. The hot tub was nice, however a bit strange being next to a foot path and we had a few walkers pass by and wave! The local pub, White Hart, is about a 20 min walk and good for a glass of wine by the fire. The Kiln Room about 8 miles away serves great local produce.

    Response from:

Response on behalf of the Owner; Thanks for your review. We have replaced the blown lightbulb, sorry about that. We wanted to point out to others that there is no footpath next to or anywhere around. The person that waved would have been the lady that helps look after the horses on her way to feed them! Also, the Hayloft is small but delightful and most people find they are very comfortable, especially with the great quality mattress and extremely effective wood burner. There is one door that a tall person would have to duck under (that adds to the feature) but otherwise being tall would not affect your stay at all. It did rain non-stop during your stay which was a shame for you.

Although we would like to go back - we probably will not as it is such a long way from our home address and took us 5 hours to get there. Otherwise all good once there and friendly owners who made us feel very welcome.
