Visit England ROSE award winner 2017

Here is a golden opportunity to reconnect with nature. This thoughtfully renovated, detached, holiday cottage is uniquely situated overlooking Rye Nature Reserve, which is largely designated as a Site of Special Scientific Interest. This large area of land beside the sea has shingle, saltmarsh, sand dunes, rivers, gravel pits, grazing marsh, reed beds and farmland, and supports many unusual plants and animals. It is criss-crossed by a plethora of footpaths and five bird hides. See if you can hear the nightingale sing in late spring, having returned from wintering in South Africa. You may spot a brown hare by Camber Castle which was built by Henry VIII. Cycle down to Rye Harbour which runs along the River Rother and visit Martello Tower 28 that was built to protect against possible Napoleonic invasion. Rye itself is a vibrant market town with cobbled streets and many art galleries and tea shops. If you are seeking golden sand, head towards Camber and in the other direction is Hastings which has the largest beach launched fishing fleet in Europe. Mixed bream, roach and perch fishing available nearby, price on application. There is parking for 1 car on site, with additional parking outside the owner’s house. Beach 400 yards. Shop 1 mile, pub and restaurant 1½ miles.

10 steps to entrance. All on ground floor: Living/dining room/kitchen with wooden floor. Utility room. 2 bedrooms: 1 double (5ft), 1 twin. Shower room with toilet.

Electric central heating, electricity, bed linen and towels included. Travel cot. High chair. 40" Freeview TV. DVD. Induction hob. Electric oven. Microwave. Washing machine. Tumble dryer. Dishwasher. Fridge/freezer. Wi-fi. Enclosed lawned garden with terrace and furniture. Barbecue. Parking (1 car); additional parking outside owner’s house. Cycle store. Welcome pack. No smoking. NB. Step in hallway. Property is accessed via an unmade road.

The cottage was warm and comfortable with everything we could possibly need provided. It was immaculately clean. On arrival we were made very welcome by Eileen. The location is excellent, close to the nature reserve and the sea. We were warned that the road was unmade so was expecting a rough ride. However, due to the weather there were numerous potholes to manoeuvre around. Householders on the road did their best to fill these. On the whole, the cottage was an excellent find which we will be recommending to family and friends.

A superbly equipped cottage - everything we needed to cook a full Christmas dinner! Warm, comfortable, quiet, close to the sea and footpaths (don't forget your Wellingtons if you are going in a damp December!). A friendly and personal welcome and a delightful welcome pack including a delicious Christmas cake. Thouroughly recommended.

Eileen, the owner, goes well beyond the call of duty to ensure that everything is perfect at the cottage, with a personal welcome, and lots of little touches which are much appreciated. It is well off the beaten track, which is one of its major assets, but expect a quite long drive down a private road, but the views across the Rye Harbour Nature Reserve are stunning. The cottage is well maintained, has all necessary mod cons, and is ideal for a break away from the everyday hassle of life. We absolutely loved our short stay, wish we had had longer.

There is only one word for this cottage and that is WOW or Fabulous or Superb. I know that's 3 words but they don't come close to giving an overview of the facilities that Eileen and Malcolm have here. It is easy to see that you could live in Ebb n Flow (and I would love to) as it has everything you could ask for and then some. The Hosts were welcoming and informative and Eileen bakes a cake not to be forgotten.

Absolutely beautiful holiday cottage in a superb location. Decorated to a very high standard and very well equipped. Lovely views over the nature reserve towards the beach, great for watching the sun rise. Very friendly welcome from lovely and helpful owners. I would definitely recommend this holiday cottage.

This was without doubt the best equipped and most attractive holiday cottage we have ever stayed in. The owners have thought of everything that could possibly be needed and the cottage is tastefully decorated to a really high standard. There was a really nice high chair and cot provided for our baby granddaughter and also such thoughtful extras like tea, coffee, chocolates and a home made cake.

We stayed here last year so this was a second visit and I hope we will be able to make more! This is the best equipped house I have ever stayed in. The location is wonderful and the owners are so welcoming. It's just the perfect holiday house!

Quite the nicest cottage we have rented. Immaculate in every respect. Located on the edge of a nature reserve it was perfect for this couple who love to walk and observe wildlife. The owners could not have been more welcoming and we found wine, chocolates and cake to enjoy on our first evening. The bungalow was furnished to a high standard and there was a large screen TV. Unusually the broadband was fast enough to work my computer game. All in all we had a really pleasant holiday and cannot recommend ebb a nd flo highly enough.

This was a return visit to Ebb n Flow and the cottage was just as good as on our first stay. The cottage is incredibly well equipped, very comfortable and well maintained. The owners are very helpful and there are all sorts of little extras, freshly baked cake, chocolates etc that create a wonderful welcome on arrival.
