These three delightful cottages stand high on the fellside adjacent to the Cumbrian Way, with superb views across the valley to the hills around Ullswater. Converted from traditional stone barns overlooking a cobbled courtyard, they are all attractive and comfortable and make a wonderful holiday base. Experience Lakeland at its best, with every kind of outdoor activity on hand. Bank House Barns are a haven away from the stresses and strains of everyday living and ideal for anyone looking to spend some time amidst the peace and quiet of beautiful scenery. Walk straight out on to the fells from your cottage door, or go pony trekking and see the sights from a different angle (book at nearby Rookin House). Enjoy boating and sailing on Ullswater or take in the magnificent scenery on a launch trip up the lake. A region which offers something for everyone, whichever season you choose to visit – in the winter months, why not join the Lake District ski club and ski on Raise. For enjoyable days out, there are plenty of places to visit, including Aira Force waterfall, Wetheriggs Pottery Museum and Penrith Castle. Also in the area surrounding Penrith is the wonderful Rheged Discovery Centre, Lowther Leisure and Wildlife Park, Dalemain Historic House and Gardens and beautiful Hutton in the Forest. The lakes and fells to the south are easily reached or go north to the charming villages and historic sites in the Borders, a trip to fascinating Hadrian’s Wall is a must. Pub and restaurant 2½ miles.

    Eamont was really lovely. A little tricky to find and a a bit expensive for what it was, but being in a very popular tourist area understandable. Secluded and quiet. The host was wonderful and friendly.

    Had a lovely time. The cottage is lovely, very clean and is well equipped. It suited our needs but some may find it very isolated - a bar/hotel is about a 10 minute drive. The road access to the cottage is very steep and narrow and signage is limited!. Entrance to the cottage is via several steep, crooked steps - would cause problems for people with limited mobility.

    Beautiful quaint Lakes cottage with gorgeous views, quiet and private in a less touristy part of the Lakes. Good for walking, amenities quite a few miles away but not a problem for us as we took all provisions. The cottage was comfortable, however, it is advertised as suitable for a baby with a cot provided. But our visit was in January and the temperature was below freezing. The heating went off at night and didn't come back on until early morning. There was a small electric heater as back up but it wasn't warm enough for the baby and she woke up several times in the night as she was cold. The party on the bedroom without the heart were also cold and there were no extra blankets, except one thin one in a wardrobe.We were not told of a thermostat to control the heating ourselves so we presumed it was centrally controlled. For the price we paid for an out of season stay we expected at least for it to be warm and suitable for a small baby. The high chair was also dirty and we were not told where it was kept or the extra blanket. For this reason I wouldn't stay there again in the winter. The cottage also accepts dogs but states they are not allowed upstairs, which is right that they do not to go in bedrooms, but as the lounge is located upstairs and most dogs sit with their owners in communal areas, it is unrealistic to state they are not allowed in the lounge, expecting owners to leave them downstairs in the kitchen.

    Roy, the owner, was helpful, friendly and gave us good advice on what to do and where to eat. He also gave us a bottle of red wine to welcome us. We (four adults plus dog) stayed in the cottage in August. It was easy to find and only about 20-25 minutes from the M6. it is situated in a peaceful area. There are no major roads in earshot despite it being easy to get to. We thought it was ideally placed for the northern part of the Lake District ie 20 mins on to Keswick, 30 mins to Helvellyn, 10 minutes to Ullswater, 10 minutes to Aira Force etc. The property itself was a single floor apartment but still extremely spacious with big bedrooms. The layout was good with a big, square, living room with views out over the surrounding fells. The living room was a relaxing place to be after a day out. The equipment was good and everything was clean and well organised. There's no wifi or mobile signal though which might put off some. I would recommend staying at Eamont, and if Roy was happy to see us again, we would all go back ASAP.

    A good clean and reasonably spacious cottage in a beautiful area. A bit hard to find at first and off the main roa d but apart from that we had a fine time. Wifi would help.

    We have been coming here since 1992 and we have tried all three apartments at Bank House Barns. We have decided that we like Eamont the best. By now Roy the owner is a friend and is a great help if there is anything you need. The price is all in. Bed linen and towels are provided as well as a bottle of wine. Heating and hot water are provided and there is an electric shower over the bath.The kitchen is well stocked with everything we need to cook meals. There is no washing machine but the owner will do it for you! The apartment has a TV and DVD player. From the apartment you can walk to Great Mell or to the pub in Dockray. Blencathra is a short drive away.While you can climb Helvellyn from Glenridding which just beyond Dockray.There is also Rookin Head farm nearby where you can do horse riding, clay pigeon shooting, go karting etc. The Troutbeck Inn is a short drive away and is somewhere to go for an evening meal, but book first. The apartments are up a steep narrow lane. The nearest supermarkets are in Keswick or Penrith. If you want a quiet holiday in the country away from the crowds then this is a place you should seriously consider. We have stayed hear about 20 times since 1992 so obviously we think its great. There is no wifi which is no problem if you want get away from everything. Mobile coverage is sometimes great but coverage was completely lost for several days when we were there. However, this is a common problem in the Lake District.

    Our family really enjoyed our stay at EAMONT cottage, which is one of three beautiful cottages that have been converted from an older farm building. Upon arrival we were greeted by Roy who is a star! Kids loved him and he is such a character. When we got the keys and went in to the cottage there was a nice bottle of red wine awaiting us from Roy, that was enjoyed later that evening. We were lucky enough to have some great weather during our visit and this allowed us to have 2 x BBQs (one outside the cottage with the cows and sheep, the other down on Derwent Water near Keswick which is only a 20 minute ride away.) Location wise, the cottages are on top of a hill and when at the bottom on the main road, you are 3.5miles away from the A66 OR 1.5miles away from the Royal Hotel which has a bar and does lovely food and real ales. Royal Hotel also has a nice outdoor area for kids and dogs can have a run off their leads on the raised lawned area. The 1.5miles doesn't sound long however the first 1 mile of it is along a very fast and winding country lane with NO path so be careful if you choose to walk it with kids or the dog! If you jump in the car, you are only 5mins away from the lovely Aira Force waterfall and a further few minutes down in to Glenridding which sits on the gorgeous Ullswater Lake and at the foot of Helvelyn!!! (We did this with the kids and the dog on the Tuesday... 13miles around trip to the top and back to the Traveller's Rest pub for a much needed drink) The cottage is really clean and has everything you need to enjoy your stay. Amazing views out of the hills as you sit in the lounge or bedrooms and the sounds of birds chirping away, lambs and cows in the fields. Ideal break from the hustle and bustle of normal life. We would definitely go back and stay here again and highly recommend it to others Tony, Vicky, Erin, Owen & Buster x
