A secluded retreat complete with everything to keep the family entertained including games room with snooker table, and tennis.


This wonderful period detached cottage stands alone surrounded by its own large 3½-acre lawned garden and woodland, and boasts a tennis court and a games room in a separate annexe, with a full size snooker table (for adults use only), sauna, table tennis and football goals which can be set up in the garden. Tucked away at the end of an unmade lane completely surrounded by woodland and countryside, it is ideally located for exploring the North Norfolk coast and countryside. The area is famous for its natural sandy beaches, numerous National Trust properties, stately homes, RSPB birdwatching spots and outstanding nature reserves.

The living room has a traditional open fire, comfy chairs and a snug leading off. During the winter months, guests can enjoy nights by the fire or the baby grand piano! There is a large dining room with a woodburner and is ideal for enjoying family meals. The kitchen with pine table at one end caters for larger families and groups. There is also a shower room with toilet. A staircase leads off the dining room to five bedrooms and a family bathroom. One of the double bedrooms has en-suite facilities, and all rooms offer beautiful views across the fields and the cottage garden.

The cottage benefits from a lovely large garden and large seating terrace with fenced well, and there is ample parking on the drive for many cars. The cottage is in a good location for exploring and is only a short drive from the quaint coastal town of Blakeney and close to Wells-next-the-Sea with its outstanding sandy beach. There are miles of heritage coastline, with creeks, marshes, cliffs, beaches and dunes to explore. Discover Holkham and Blakeney National Nature Reserves, including the renowned Blakeney Point, which are both ideal for bird and seal watching. Visit Cley Marshes, Titchwell Marsh and Snettisham Nature Reserves, and Pensthorpe Nature Reserve, which is only a 15-minute drive from the cottage. There are plenty of historical places to visit, with Sandringham Estate, Holkham Hall, Houghton Hall, Blickling Hall and Felbrigg Hall all within easy reach. The Norfolk Coastal Path stretches for miles and there are many delightful cycle rides, including Peddars Way, which passes to the west of the cottage through Harpley, Docking and Sedgeford to Hunstanton, where it joins the Norfolk Coastal Path. The Poppy Line Steam Railway and Norfolk Broads are within easy reach. The renowned village of Holt is only 6 miles away with its cafés, boutiques, galleries and antique shops. Horse riding, horse racing and golf are all within easy reach. Shop 3½ miles, pub and restaurant 2 miles.

    Spacious and family friendly cottage with plenty of books, toys and even a piano to keep children entertained. Location close to seaside, country and the steam railway. Only disappointment was the sauna not working. Be careful of the low door frames.

    Response on behalf of the owner; I am glad you had a good time. The lightbulb had gone in the sauna - for which I apologise - but it otherwise seems to be working fine. There are two dials at the bottom - not easy to spot - and power is activated by a pull chord in the adjacent room. Many thanks for the review and tips.

    Brilliant place to stay! Supurb for large families as it provides lots of space. Also, onsite facilities make it brilliant for a vast age range of people. It is situated in lovely peaceful surroundings....perfect for peace and quiet away from the hustle and bustle of life!

    The cottage and grounds are nice, the snug however needs to have its damp treated as this rooms door had to remain shut as one of our guests had asthma and was affected by this. Crockery and cutlery were in a poor state of cleanliness. Shower doesn't work in the sauna, outside parasol needs replacing and the cottage needs to have all the flaking paint etc made good and repainted

    Response on behalf of the Owner; Thanks for the feedback. The damp in the snug was caused last winter by a blocked drainpipe on the outside wall that was fixed in the spring. The wall dried out over the summer and has now been redecorated with no sign of any remaining damp. I’m not sure why the crockery and cutlery were not spotless. The Miele dishwasher has always been totally reliable in the past and it’s not always possible to check these things between lets. The shower in the outbuilding will be attended to - I hope this didn’t cause you too much inconvenience.

    Nice large property with excellent leisure facilities keeping the family occupied. Nice walks through the woods seeing deer, birds of prey and many garden birds seen in the front garden. A peaceful location down a single track lane.

    Dyes cottage is in a stunning location. The accommodation is fabulous with lots of activities including tennis, snooker and table tennis. It is great accommodation for all ages. The children loved the games and books. Lots of walks nearby. The bedrooms are cosy and well equipped. You do need a car but lots of beaches and places to visit. We didn't want to go home!

    A lovely, well equipped, comfortable cottage with room to run around for the kids and many facilities including a sauna, tennis court and snooker room to keep everyone happy. We will certainly consider re-booking in the future.

    Great setting for idyllic quiet break. Family got together and had a great time with the added bonus of snooker and family tennis. There was also plenty to visit not far away, including Sandringham and the north Norfolk steam railway between Holt and Sherungham. Teresa was really helpful and friendly. Nothing was too much trouble. Thank you.

    Dyes cottage is a delight and fantastic for a family holiday. There were 10 of us ranging from ages 2 - 70 and we all found plenty to do and had a great time. There was so much garden for the children to play in and it is so peaceful. The unmade road to the cottage is long but it would not put us off coming again.

    This property and garden is absolutely stunning. Our main issue was that we stayed as a group of 6 adults, 2 teenagers and 3 babies and the cottage wasn't spacious enough. There were enough bedrooms but they were very small (my husband and I unfortunately drew the short straw and slept in the room with the broken bed that creaked really badly). It was great for the couple that got the room with the en suite but everyone else had to trek downstairs and all through the house to use the only other shower, which felt a bit like camping. The dining room was fine but the living room wasn't big enough for all of us. The garden is large, completely private and very beautiful. The tennis court, snooker and table tennis tables meant that we had so much entertainment on site that we didn't go anywhere else during our weekend stay. The property is down a private road and is fairly remote but this was a bonus for us. We had no problems finding the property, nor did the Tesco delivery man delivering our shopping and the local village, that is only a 10 minute drive, has several takeaways and a decent little Co-op. We had a small panic on the first evening when we realised there wasn't enough toilet roll to tide us through until morning which prompted a swift trip to the shop. We've being staying in cottages for many years have always had enough toilet roll to last at least the first evening. I would definitely stay at this property again but in a smaller group (assuming that dodgy bed is fixed).

    Response on behalf of the Owner; Thanks for the feedback. I’m afraid I was unaware that any of the beds had become squeaky – I’m really sorry about that. We’ll work out which one it is and get it seen to. We replaced a wobbly one a while back so I had hoped the beds were now sorted! The lack of toilet paper was an oversight by the cleaners: there are usually two spare rolls left in each of the three bathrooms. Again, I can only apologise for that. The layout of the cottage is as described on the website. (There is a second bathroom on the bedroom floor accessible to all, but with only a bath, basin a loo and sadly no space for a third shower). I agree that the property is probably too small for eleven people (even if three are babies!) This is why it’s advertised for a maximum of ten. Anyway thanks again for your comments and I’m glad you enjoyed the surroundings.
