A classic farmhouse with interesting features set in the heart of the Eden Valley where there are many quiet lanes and attractive woodlands to explore.

Set in the heart of the beautiful and unspoilt Eden Valley, this 19th century farmhouse has been refurbished to create an outstanding holiday home just a mile from the pretty fellside village of Dufton. It has an interesting mix of original features including flagged floors and a wealth of beams combined with modern, contemporary fittings and furniture. It enjoys wonderful, panoramic views of the Eden Valley out towards the Lakeland Fells and are surrounded by superb walking on the Pennine Way. Dufton village and a vast area to the north are in the north Pennines AONB. There is a splendid walk through the wooded valley of Dufton Ghyll, home to red squirrels, foxes and a variety of birds as well as giving the children an opportunity to fish for tiddlers. In the village, you can enjoy an excellent meal at the popular inn on the village green. For the more adventurous the Pennine Way passes through the village and Dufton is also on the National Cycle network. It is only half an hours drive to the Lake District National Park, where you can take the steamer or hire a boat on Ullswater. The Howgills and Yorkshire Dales are also within easy reach. Free livery is available on request. Fishing and golf available in the historic market town of Appleby, 2 miles. An ideal holiday base. Shop 2 miles, pub 1 mile.

    Loved it! Beautiful place perfect for a group or family. As a large old farmhouse that I expect can be empty at times there was a little damp but an hours airing out and it was gone and forgotten to be honest you couldn't expect there not to be in a building like that used as a holiday let. A lovely house and I would absolutely stay again, the owner was also lovely and really helpful .

    We booked this cottage for a group of adults with learning disabilities, partly due to the location but mainly due to the size and description and accompanying photos of the property.The cottage is set in beautiful surroundings, quirky and quaint and within easy driving distance of the many attractions of the Lake District, but is seriously in need of a little TLC and a large amount of elbow grease. On arrival we were all looking forward to cup of tea but instead of the tea bags, milk ect being the first thing we unpacked, it was the cleaning products. The place was filthy, thick grease and food deposits covered all the surfaces and equipment, crockery was badly chipped and cutlery was greasy and smeared. Flies were abundant and the cottage smelt of damp, grease and sour milk ( we later found the sour smell was omitting from a cupboard under the stairs that housed a travel cot and highchair) On inspection of the rest of the cottage we found damp in the downstairs bathroom, hallway and bedroom. There were thick deposits of dust on the surfaces of the main living area and the carpet was heavily stained, we felt the need to wipe down both of the leather sofas before we sat on them. There was a further upholstered sofa which looked (and smelt) like it had be taken from the tip, all of the soft furnishing smelt and looked dirty. The towels and bedding while clean, did have the odd old stain and some were yellowing and past there best. There was no instructions on how to use the cooker, boiler or fire and no basic information pack informing us of nearest Doctors, Hospital, Chemist ect. Dudmire could be a beautiful holiday accommodation, the owners levels of hygiene and concern for the building and its visitors badly let it down, but I'm guessing as long as the money keeps rolling in that wont be of any concern to them. I do have a number of photographs to back up my findings.

    I had one issue as I fell and damaged my leg badly going into the house in the dark. Although there is an outside light it does not illuminate the steps into the kitchen.

    Dont get me wrong, this is a great holiday cottage in a farm setting but it needs a little bit of tlc to make it fabulous. The owner was to be fair very helpful and responsive sending an engineer to fix the toilet flush so top marks but presently the property is suffering from a bit of dampness in the downstairs bedroom and bathroom so I would not recommend banking on using the downstairs bedroom as part of your rental. On arrival I found myself replacing a number of light bulbs and even then there were a few out here and there which along with grate being still full of ash and dirty oven pans suggested a rather hurried preparation. There was no welcome file either so we didnt know the WiFi code (which works well by the way) and instruction on how to use the boiler etc so cold showers for some at one point. It would'nt take much to sort this stuff out in what is otherwise a very spacious and comfortable, well appointed property. You can even watch the House Martin parents feed their young as they enter the nest attached to the bathroom window frame.

    Our 9th visit to this cottage and class it as a home from home - even though we were blocked in with the flooding this year still didn't disappoint.
