A beautiful farm building conversion sleeping 8

Denmuir Arches is a beautiful farm building conversion set within the grounds of a working farm near Newburgh in the historic Kingdom of Fife.   This luxurious detached cottage has been lovingly restored from the ruins of an old cart shed dating back to the 1700s.  There are wonderful original features sympathetically combined with modern fixtures and fittings with an indulgent interior finish.  The building has a traditional slate and pan-tiled roof over thick stone walls.  The seven original archways, now glazed, have been retained allowing the building to be flooded with natural light. There are solid oak doors throughout.   Downstairs has oak wood flooring and a fantastic hand crafted oak staircase leads upstairs.  The first floor has coombed ceilings, small recessed windows with shutters and delightful cushioned window seats. Velux windows provide additional light.  Three bedrooms have lavish en-suite facilities.  The ground floor main living area is open plan with plenty of space for all the family to congregate. The large stylish kitchen has white units finished off with granite worktops.  The kitchen has a dining area leading to an additional small sitting room. The main lounge, in the centre of the cottage, has the benefit of four glazed archways. It has a stone fireplace with wood burning stove and a second more formal dining area. Heating and hot water is provided from a state-of-the-art eco friendly geothermal heat recovery system with under-floor heating downstairs and radiators upstairs.  Behind this lovely cottage are the ruins of the original farmhouse and outbuildings which are listed and date back to 1637.  The present day farm is now organic with Aberdeen Angus cattle.  

Ground Floor: Property is heated by ground source heat recovery system and comprises:
Open plan living space
Lounge/Dining Area: With wood burning stove, Free sat TV and DVD
Kitchen/Second Dining Area:  With range style electric cooker (comprising two ovens and five ring hob), microwave, American style fridge/freezer (with ice maker) and dishwasher, relaxing seating area.
Utility Room; With washing machine and tumble dryer
Bedroom 1: With super king size zip and link bed, can be split into two single beds on request, built in wardrobes, wall mounted TV and en suite facilities comprising bath, enclosed shower, WC and wash basin.
Cloakroom: With WC and wash basin.

First Floor: Bedroom 2: With two single beds and wall mounted TV
Bedroom 3:  With king size bed, walk in wardrobe and wall mounted TV and en suite shower cubicle, WC and wash basin.
Bedroom 4: With super king size zip and link bed, can be split into two single beds on request, walk in wardrobe, wall mounted TV and en suite facilities comprising bath, shower cubicle, WC and wash basin. This en suite is Jack n Jill style with access from bedroom 4 and the landing area too.
Reading Area: With comfortable seating, desk and a large selection of books.

All fuel, power, bed linen and towels included. Travel cot and high chair available. Wi-fi facility available.Enclosed garden and patio area with low stone wall (there is a 4ft drop on other side of wall). Garden furniture on patio. Paddock available for horses to graze. Organic beef available for an additional charge (arranged with owners directly). One well behaved pet (to be kept on lead - working farm). Off road parking for four cars.

    The only downside for us was the approach road. We could have been doing with a Land Rover.
