Biggar, 7 miles, offers craft and food shops along with museums. Peebles, 11 miles, has restaurants and theatre. Neidpath Castle sits by the River Tweed, which flows through the town. Shop, P.O. and bistro/pub 2 miles.

All on ground floor: Living/dining room. Kitchen. 4 bedrooms: 1 double, 2 twin, one accessed through further twin bedroom. Bathroom with bath, shower cubicle and toilet. Separate toilet.

Open fire in living room (initial fuel included). Electric heaters, electricity, bed linen and towels included. Cot. Freeview TV/DVD. Electric cooker. Microwave. Washing machine. Fridge/freezer.     the cottage in a lovely private location ,but very steep drive ,needs updating re heating thats ongoing we believe as its very cold in the bedrooms needs some T L C AND improvement on soft furnishings and more curtains drab disapointed

    not enough sofa space for 8 people. also not enough hot water in kitchen to wash up for 8 people. very cold when arrived 10 degrees

    Response on behalf of the Owner; We are sorry our visitors found the cottage cold. The cottage has wall mounted electric heaters in the lounge/dining area, kitchen, bathroom and passageway. The bedrooms have portable electric fan heaters which are left for guests to put on to their requirements. The beds all have electric blankets. The lounge has an open fire place and most guests appreciate sitting round the fire in the evening. We will look into installing night storage heaters throughout to improve overall warmth. The kitchen has a fairly small hot water heater, but the water heats up very quickly after it has been emptied and no one has complained about it before. There is space on the settees positioned around the fire for 8 to be accommodated. We would appreciate it if visitors looking to book the cottage would take time to view the star rating, read the property description carefully and view the photos to have a clear idea of the cottage, its facilities and those of the area before booking.

    The cottage itself was lovely, although the interior was very dated. The beds are the most uncomfortable we have ever experienced, and that's saying something because my husband was until recently a serving soldier with 22yrs experience of sleeping sometimes in inhospitable environments. The garden was even more overgrown than expected and whilst the dogs enjoyed it, my children couldn't. A little TLC to the property both inside and out would make this a wonderful holiday cottage.

    Great for larger parties, but could do better in terms of location and facilities for the money.

    Response on behalf of the Owner; This was a late booking made only the day before the client and his wife arrived with their two children and dog. Most clients view the rural location in a very positive light. Regarding cost, this was peak season and the cottage sleeps up to 8. This score seems unfair in the circumstances.

    Fab and homely place , drive a bit of a pain as too narrow and steep but lots of facilities and an ideal base for Edinburgh and Peebles :)
