Courtyard Cottage has scenic views over the Border country, and is close to Kelso and Floors Castle, with Berwick easily reached.

The 200 acres of glorious parkland surrounding Mellerstain House, one of Scotland’s grandest stately homes, designed and built by William and Robert Adam, provide a wonderful setting for these three delightful cottages (S4166, S4568 & S4569). Visitors are welcome to roam the grounds including the fabulous Italian-style terraced gardens which command panoramic views over the lake to the distant Cheviot Hills. The scenic and historic attractions of the Border country are all close at hand and the beaches of Berwick and Holy Island are also easily accessible. Kelso (6 miles) offers shops, inns and restaurants and is home of Floors Castle and the famous Kelso Horse Races, whilst Edinburgh, with its magnificent castle, museums, galleries and excellent shopping, is only a 35 mile drive. Fly fishing can be arranged locally, several golf courses are nearby and shops and pubs are just 3.5 miles away. Beautifully appointed and very comfortable, these three properties offer a unique holiday opportunity. West Lodge, ref S4166, is a charming 18th-century stone cottage enjoying its own garden with splendid views towards the Cheviots. Clock House, ref S4568, has been beautifully converted to a high standard to form part of the Old Clock House dating from the early 18th century. Adjoining the Clock House is Courtyard Cottage, ref S4569, which has also been lovingly converted to a high standard and boasts three en-suite bedrooms. The courtyard coffee shop serves delicious home cooking on ‘house open’ days - and special occasions, large and small can be catered for by arrangement in the state rooms of Mellerstain House. Shop and pub 7 miles.

    A lovely cottage given that it sits in the grounds of Mellerstain House, so lots of nice parkland to roam around. Great sized bedrooms upstairs, but small downstairs bedroom and living area a bit cramped (for 2 adults and 3 kids and dog!). The cottage was generally tidy and clean, however an annual spring cleaning job is needed e.g. cobwebs and dust on higher window areas, the 4-poster bed canopy (!!) and the on-suite bathroom window of one bedroom which was admittedly high up, was so dirty it was unbelievable ;( and must surely have not been cleaned in years. This let down the overall otherwise nice appearance of the cottage. Crockery needs replaced, many chipped and cracked bowls and plates. I mentioned some negatives but it wouldn't stop me booking the cottage again, overall good.

    Courtyard cottage is lovely, spacious, well equipped and clean. We stayed in November when the main house was closed and we still had full use of the grounds. It was beautiful and so peaceful. The folks at the Trust Office could not have been more helpful and kind. The heating was great, the WiFi a-ok while we were there and the four poster bed was the most comfortable bed ever slept in. Finding 3 bedrooms all ensuite was just the icing on the cake. The local area is full of artisans, beautiful countryside, wonderful tea rooms and very friendly people.

    A great location with access to the Mellerstain grounds which are stunning. Cottage is comfortable and despite being opposite the cafe you did not feel this was intrusive in any way.

    Wonderful setting, so peaceful and tranquill, lovely grounds, a bit of a soggy walk round when we stayed there but this did not detract from our stay. Had tea at the cafe which was really nice. Would definately stay again and will certainly recommend Courtyard Cottage and the whole estate to our friends.
