Ideally situated for walkers and cyclists

Nestling in the 120-acre manorial common of Stelling Minnis and Lyminge Forest in an Area of Outstanding Natural Beauty is Courthope Farm. The holiday cottages have been sympathetically renovated in keeping with their surroundings. All guests are able to use the hot tub in the centre of the courtyard and can also explore the owner’s 8 acres of farmland. Ideally situated for walkers and cyclists close to the North Downs Way and many other cycle routes. Catch the county cricket at Canterbury or try your luck at the races at Folkestone race course. Car racing can be enjoyed at Lydden and Brands Hatch and birdwatchers will be in their element at Dungeness, Sandwich or Stodmarsh. For the garden enthusiast, Kent has more gardens open to the public than any other county in England so try Scotney Castle garden and Sissinghurst. Castles are also abundant – see Leeds, Dover and Walmer and if you wish to visit further afield the Channel Tunnel is a 10-minute drive, enabling you to visit France or if you prefer to go by ferry – Dover is 30 minutes away. We found the owners to be welcoming and friendly and happy to offer advice about the area, they met us on arrival and shower us around the property. At first glance the property seemed fine although the furnishings are dated and it is one of those rentals that seems to be equipped with cast is from the owners home. Cleanliness was really the issue with this property, it was poor throughout particularly if you looked under the beds or deliver down the cushions in the lounge - the fridge was really dirty unfortunately. The whole property needs a deep clean and regular cleaning and really needs refurbishing with new equipment and furnishings. The property would also benefit from some visit blinds as the vertical blinds fitted don't block out any light on the mornings. The bathrooms are relatively modern but the electric shower in the en-suite was hotels and the shower in the main bathroom was blocked and didn't drain away. The best feature about the property was the hot tub which was very welcome. Location wise the cottage is nice, located deep in the woods, the nearby village has a corner shop which is well stocked and a pub which is ok but the night we visited the service was dreadful. In summary, we enjoyed our visit but the cottage needed a lot of improvements, it very much felt like a very basic, rather deficient cottage which is being rented at very much a premium price, don't let the high price to you into thinking this is going to be something special....

Although in a lovely position, and a good layout for a holiday cottage, we would not return. The standard of cleanliness was poor, the furnishings were 'tired', the fridge was incredibly small for 4 people (and had a mouldy orange stuck to the back wall), instructions absent, pole for velux windows absent, quite bizarre very high switches for shower, towel rail and extractor fan. Etc..... The parking was OK, but beware the owners if you park 'poorly'! Also beware no Wifi, no mobile signal, and no emergency landline provided! A shame, it could be a lovely place with some thought and updating.
