They are set within the quiet village of Clippesby, and tastefully presented to provide spacious holiday accommodation for guests. Surrounded by approximately 1-acre of shared grounds which is ideal for children to play a variety of sports, and also gives access straight onto the public footpaths.
Church Farm Barn (ref. W43988) has a formal dining room, a dining area in the kitchen and two sitting rooms; there is plenty of space to spread out and relax. Barnex (ref. W43989) has a well equipped kitchen and a spacious lounge to relax in; it’s the perfect place to plan your adventures.
The traditional seaside town of Great Yarmouth still provides all the fun of the fair, with its traditional amusements. It also has a Pleasure Beach, which offers thrill rides galore and a wide sandy beach so you can see why this town remains a top tourist attraction. As does Pleasurewood Hills, a theme park that lies just along the coast and offers a wide range of attractions. Thrigby Wildlife Park offers animal lovers, young and mature alike, the chance to see exotic animals up close which includes a tree walk where you can look right down in to the tiger enclosure. Africa Alive offers animal encounters too, and the meercat enclosure is not to be missed. Beach lovers will enjoy Scratby Beach, a beautiful, quiet shingle and sand beach set at the base of low sand cliffs. It is dog friendly and perfect for a bracing walk whatever the time of year. With Winterton-on-Sea, Hemsby, Caister, Gorleston and California Sands all offering beautiful beaches too, you’ll be spoilt for choice. The area offers access to the Norfolk Broads, where you can join an organised tour or charter your own boat, perfect for messing about on the water. Great Wildlife is to be found on the Broads, and birdwatchers will find a visit to Rollesby Broad a must. The medieval city of Norwich is close by and offers a stunning Norman castle to explore along with numerous museums, cinemas, theatres and great places to shop and eat.

    Excellent property,well equipped. We loved it the house is perfect for a big group and there is so much for everyone. The gym/games room was well used and we all had s great time.

    This spacious barn conversion gave us , as a mixed age group, enough room to enjoy our own space as well as sharing family time together. Our party included a 15 month old, a 10 year old, a 66 year old and everything in between. We all agreed that Church Farm Barn was an excellent base for us all. Some visited the nearby beaches, some hired a boat on the broads, some went to the noisier family attractions of Gt Yarmouth, and others travelled a little further to stately homes and afternoon teas!

    Trouble with hot water in the showers across the property. Hot water worker in the bath and all other taps. Fantastic communal spaces. Could do with another bathroom. Log fire was a treat after a cold day out. All that said. We had a fantastic time and particularly enjoyed the seals at the beach within 10 minutes.

    we had a lovely time at the cottage,celebrating my dads 70th birthday! we liked the extra little touches when we arrived and the devious chocolate cake! would love to come back in the summer!

    Our first impressions were that the photos on the ad, which are great, did not do the barn justice. The kitchen is huge and became the real base for our stay. The bar is larger, than the photo might suggest, and it felt like being in a pub. The living room accommodated us nicely, there was only 7 of us for the most part, and the wood burner, which warmed the room fantastically, was a lovely feature. On arrival you are greeted with a nice welcome pack, they even had some treats and, new, toys for the two dogs. On which the garden, which is secure for dogs, was, again, massive and enabled them the freedom to run around safely. The area, although muddy, had some nice places to walk the dogs, just a shame it's a little way away from a pub, but then with the bar we didn't really miss it. Overall we were very impressed and would definitely recommend it as a place to stay, in fact I have already done so. The Christmas decorations were great, the main tree spectacular and the whole place felt like home. Locally I'd recommend a trip to Winterton-On-Sea to see the seals, and the turkey, from Ludham butchers, was the best I've ever eaten. Great place. Oh and by the way the gym has table tennis, darts and weights.

    We we're a party of 10 adults and although the house is very spacious; it would benefit from the addition of a further bathroom to the first floor and conversion of the ground floor wc/cloakroom to a shower room. The kitchen layout could be improved - having to walk from one side of the room to the other for food stuffs from the fridge especially milk when making tea was a bit tiresome! Upgrading the lighting in the house would be a plus - those lights fitted need replacement light bulbs. Also, the agents should be instructed to organise a deep clean of the house. The owners were very helpful and overall we very much enjoyed our stay and would recommend it to others.

    We had a great time at Church Farm Barn. Well equipped and comfortable. My only negative comment is regarding bedding and towels they let the place down as they need replacing . This did not affect our enjoyment . All in all a great stay .

    We loved the barn! We all agreed that we would happily move in permanently! There was plenty of space for everybody to find their 'niche' and enjoy their own space. Lots of games, DVD's and garden equipment, too. Comfortable chairs and beds. The only 'problem' was that there were 9 of us - 5 adults and 4 children 11 and under - and the oven and hob are just a standard domestic size, so making a full English breakfast or a traditional roast dinner was a bit of a challenge! Although there are some big pans to fry bulk quantities of eggs etc in, they take up so much of the hob space that you can't use all 4 rings at the same time when you're using the large pans. However, this wasn't a major issue and it certainly didn't spoil our stay. There was quite a lot of dust and cobwebs, especially at higher levels because it must be hard to clean the beams etc, but even the rockers on the rocking chair in the en suite bedroom had a coating of dust on them. We did bring some of our own dishwasher tablets and it's a good thing that we did because we were only supplied with 7 tablets and with 9 of us eating from first principles twice a day we needed to use the dish washer twice each day. We could also only find 1 tea towel so by the end of the week it was becoming a health hazard! But none of the above would make us decide against going again! The building, the garden and the surrounding shared grounds were all just what we wanted for a big family holiday and Great Yarmouth was only 15 minutes' drive away.
