A semi-detached riverside property with an open fire and access to badminton, a rowing boat and fishing.

In a riverside setting in Wroxham, the ‘capital’ of the Broads, Barton House serves as a perfect base for family holidays. Forming a very comfortably furnished wing of the owner’s home (left in photograph), it lies surrounded by beautiful gardens, with terrace and barbecue area, sun house and badminton facilities; rowing boat and fishing are available on site. Enjoy a nostalgic trip aboard one of the owners’ two miniature railways, which offer rides within the grounds during organised events (3rd Sunday of each month). Bird-watching, cycling and walking, together with sandy beaches and traditional seaside towns locally. Boat trips in Wroxham. Norwich 8 miles. Shops and Inns ¾ mile.

Living room with open fire. Spacious fitted kitchen/dining room with breakfast area and French doors to conservatory. Narrow steep stairs to first floor: Three bedrooms; one double with small understairs en-suite shower and toilet with sloping ceiling, two twin with wash basins. Bathroom with shower over freestanding bath and toilet. Separate toilet.

Open fire – initial fuel included, thereafter available locally. Electricity, gas central heating, bed linen and towels included. Cot. High chair. TV. Stereo/CD. Cooker. Microwave. Washer/dryer.     Simply a lovely clean beautiful house ,everything you need and just a short walk into Wroxham .Lovely garden and it was great to use the boat .Hope to go again .

    Fantastically quirky house with beautiful period features. The house had everything we needed and our children love the garden and having our own boat. Have already booked to go back again. Truly unique house and we loved our stay there.

    lovely old fashioned cottage in beautiful surroundings, well equiped kitchen and comfortable lounge. Ideal for families with plenty of room, games and books. Only downside was the bathrooms, clean but in need of renovation. Would definitely stay again.

    W'eve been using Barton for long weekend breaks for years. For family get togethers it really suits us. Our two boys and their partners are now in their late twenties and don't live with us now; Barton is perfect for a reunion. Bags of room for six adults, and no queuing for toilets in the morning because there are three! There's also a basin in every bedroom in addition to the one in bathroom. How does the cleaner/housekeeper keep all this clean? I have no idea but it is always spotlessly clean on arrival. From the terrace you look out on a garden the size of Belgium, at the end of which (eventually) is the river Bure, a staith containing wherries, and a rowing boat the size of Titanic's lifeboats for you to use to row into town (ten minutes easy row, heave ho me hearties). Finally, if you're into steam garden railways or pike fishing it's all there in the garden. Have fun.

    This was a very practical place to stay for us, near to Wroxham and other activities. The cottage is well-equipped. The decor and living room furniture in particular is very dated, but in good condition and is certainly characterful. Lovely to sit in the glass conservatory/ veranda area and look out at the expansive garden. It is noted that there is no wifi and so we expected this, but we struggled to get strong enough signals to use our phones as mobile hotspots (or even as phones) - don't expect to get connected here. Enjoy the peace and quiet.

    Barton House is a Beautiful house with lots of character it has a large garden which is very well kept.We didn't want to leave,also adequately equipped and great location,will be returning xxx

    had a wonderful week at Barton House despite torrential rain. The antique bath was lovely to see although the overbath shower wasn't that practical. It is an old house with quirky features (which we love). Had a very informative tour of the railway, given by the lovely Ernie, who even bought treats for the dogs. Found it tricky keeping the dogs in the allocated garden area without fencing and being such a massive garden they did tend to want to explore. Extremely quiet and relaxing holiday though and sitting in the sunroom was a perfect start to the day. The house was spotless and the dishwasher an added bonus (not mentioned in the description). Thankyou - A couple of simple improvements with equipment would make all the difference - eg new towels, chopping boards and some garden recliners

    We had a wonderful stay at Barton House. Perfect location to places like Bewilderwood and the Broads. House was comfortabe and fully equipped, it even had books and games!
