Maddox Down Farm is situated in a quiet hamlet with stunning views over the countryside, completely rural. This working farm, with the traditional stone barns converted into 5 delightful holiday cottages in keeping with the area, has been in family ownership since the 1500s. On site there is a shared swimming pool (available from Easter to October), games room in a converted cart linhay, complete with pool table, board games, books, videos, matted area for small children and more. In the meadow below the cottages there is a wildlife pond where you can sit and have a picnic and watch the fish. Also, you might be able to see geese, moorhens and ducks. There is a shopping service available, including local produce. Situated only 2 miles from the edge of Exmoor National Park, 3 miles from the sea. Fishing trips can be booked from Combe Martin and Ilfracombe. The villages of Lynton and Lynmouth, with its unique Cliff Railway, are a short drive. Only 8 miles from Woolacombe with its 3 miles of golden sand and Blue Flag status. Barnstaple is 10 miles away, with its famous pannier market in use every day, a tennis centre, leisure centre and many other amenities. Also visit Bideford, situated on the River Torridge and Tarka Country. Trips to Lundy Island can be taken from here. Enjoy a Devon cream tea upon arrival. Shops and pubs 11/2 miles.

    Barn cottage was in a lovely spot, with good views. The roads leading to it are all single track, so it can be a problem if you meet anything coming the other way! The cottage itself was well equipped, the kitchen had plenty of storage and the living space was open plan so it all felt bright and airy. The third bedroom was a little small for 2 people, with little natural light, more suitable for small children. Having the swimming pool on site was a real bonus, particularly as the weather wasn't always good and the games room was also useful when it wasn't nice enough to be outside. The cottage has no private space outside But there is a bench by the front door and luckily everyone respected each other's space. Only downside was no flat area for ball games so we found other families used the games room for football which wasn't ideal when we wanted to play table tennis.

    Great accomodation with living area upstairs and three bedrooms downstairs. Lovely views over countryside. Full cream tea left in fridge very welcome. You need a car as you can't get anywhere without one. The farm is on a single track lane and I was a bit nervous of meeting an oncoming car as one of us could have a long reverse. The kids really enjoyed the games room and small swimming pool.

    We had a good weeks stay in the Barn and the owners were helpful when we needed information etc. the sofas were very uncomfortable and gave the four of us backache. The bedroom with bunk beds was very dark and felt a little damp.
