Balcony View, as the name implies, has stunning views across open countryside from the first floor balcony and adjoins the owners’ home. With a spacious dining room/kitchen on the ground floor, there is also a living room on the first floor. Also on the ground floor is a games room, with a full-size snooker table, and guests also have sole use of an indoor heated swimming pool. Centrally located, there is easy access to the countryside and coastline of Suffolk and Norfolk. Nearby attractions include Stonham Barns, with its 9-hole golf course and fishing lake, Needham Lake and Nature Reserve, and the Museum of East Anglian Life. The nearby towns of Needham Market and Stowmarket have a wide range of shops and restaurants. Stowmarket also has a leisure centre and direct trains to London (1½ hours). Situated in the heart of Suffolk, there are many picturesque towns and villages to visit, including Bury St Edmunds, Diss, Eye, Debenham, Lavenham and Long Melford. Also convenient for the Suffolk Heritage coastal towns of Southwold and Aldeburgh, and the ancient burial ground at Sutton Hoo (NT). The county towns of Norwich and Ipswich are also within easy reach. Shop, pub and restaurant 3 miles.

    We had a lovely time at Balcony View. Swimming pool and snooker table and all the space was perfect for our older children. Hosts Martin and Dawn were very helpful and the welcome pack of cakes, wine and beer, and local cheeses was much appreciated.

    We all enjoyed the cottage very much and the swimming pool was amazing.Loads of space and ideal for a large family.The best equipped kitchen we have experienced.Only negative the distance between toilets and bedrooms,apart from the en-suite. Would visit again.

    We spent a fantastic week at Balcony View in June. A selection of local ice creams were waiting for us in the freezer, plus beers, cheeses and fresh cake - delicious! The well maintained pool is a generous size meaning that all 8 of us had plenty of room to splash around in. With a temperature of 28 degrees even our 4 month old was comfortable enough to spend a good deal of time in the water. There were a couple of footballs to play with, flotation noodles and even an inflatable ring seat for the baby. A large outside table and chairs, with parasol and gas barbecue made for a perfect summer's evening. The friendly owners Martyn and Dawn kindly allowed us to access their garden next door so our 3 year old could see their pet goats and small pony. The house layout is a little quirky - the double bedroom on the ground floor has an en suite, whereas everyone else had to use the 2 downstairs shower and toilet rooms by the pool, but we soon got used to this. We all loved the snooker table, and found the dining table a good size too. Upstairs, the main seating area would benefit from a larger TV as it is rather far away, but this is only a minor niggle. On the whole, we thoroughly enjoyed our stay at Balcony View and found it to be a good location for various outings to Framlingham Castle, Stonham Barns, Aldeburgh and Southwold, all of which were less than an hour by car. Would we come back again? Definitely!

    The whole set up of the house is wrong, the two main bathrooms are a long walk down wooden stairs through two corridors through kitchen, living room and dining room when young children need the bathroom in the night this is a night mare, children out playing and twice stood in dog muck left by the owners dogs, thief cats walked into our cottage every time we tried to leave the door open, three doors in the cottage actually lead directly into the owners cottage , which totally overlooks the rented cottage, we felt like we were in a gold fish bowl, one night we turned on the out door lights just to have the owner come knocking on our door, walking straight in and turning the lights back off. The owner has no respect for holiday makers who pay a lot of money to stay at the cottage and on two separate occasions moaned and complained about two different families. The long list of rules is unnecessary, no splashing in the pool ! ! No ball games in the garden to the rear or front of property for health and safety, buts it's okay for children to walk/fall in animal muck. Down stairs seating is only for six people. This is definitely one cottage we will not be recommending or returning to

Moreover, being next door and easy to contact, we would have truly welcomed the opportunity to rectify anything displeasing you. We and other guests feel the description on layout is good and clear. We are upset with your comments about us as neighbours as we always try to be discrete and highly respectful. As you'll read, most other guests like knowing we are there if they need us for advice etc. We systematically check the rental property's garden area for animal waste but the paddocks adjoining, which customers normally appreciate, are natural areas of grazing land so unlike a garden. We'll certainly review the few signs that we have which are there only for the safety of our guests, especially with regards to the pool and to ball games. We remain disappointed to receive such a low score which isn’t consistent with the majority of our feedback.

    The owners were incredibly helpful and very kindly provided us with an anniversary cake to celebrate our wedding anniversary which arose during our stay. The house was wonderful and the swimming pool was a delight.
