    All the family enjoyed a wonderful Christmas break at Arosfa Emlyn. The house was beautifully decorated and there was a large Christmas tree in the main family room which was lovely. We were a party of 10 adults and most of the bedrooms are very specious with en suite facilities. As the parents of the group, we found the separate lounge adjoining our bedroom on the ground floor to be ideal for a little peace and quiet now and again. However, if adult couples are sharing this accommodation, it is not mentioned in the description that Bedroom 5 is accessed through Bedroom 4 and occupants of both rooms share one bathroom facility. This arrangement for Bed 4 and 5 would be ideal for a family though. The indoor hot tub was used a lot and was wonderful after walking through the hills in the chilly wind and rain. The Games Room has a football table and some board games but it was disappointing that there was a dartboard and no darts! We tried several shops whilst we were out and about but were not able to purchase any. The main lounge is however too small and cannot accommodate 10 seated to watch a film together. The kitchen units are "tired" and equipment is minimal and very basic. I was so glad I had taken equipment from home in order to cater for Christmas dinner for 10 adults.

    Place was very unclean and dirty. Damp in the downstairs room and slugs. Hairs in the bed sheets. Kitchen quite old and creaky. However, we did ask for floors to be cleaned again and they were. Cannot get food shop delivery as address is not recognised by any of the supermarkets.

    did not make clear in advert one room was a family room was not two rooms. the shower trays could have a proper clean.there were black edges on the white infils.

    Lovely spacious and private house. We were a group of 10 (4 high school friends and our children) so it was nice to know that we were not in each others face too much. The property was advertised as sleeping 10 - But reckon 14 can stay comfortably. The recreational facilities in the house are - the minimalistic games room, hot tub, garden and TVs in all the bedrooms. cons: We assumed the hotel was next door on reading the ad - but thats not the case. We also assumed Spa facilities also included Pool - but thats not the case. All the gym stuff seen in pics are at the hotel. Kitchen and games roon needs some upgrading - (Games room wiring needs tidying up). we couldnt find the outside bins (as wanted to leave the place clean) - but apparently cleaners deal with all of that. Pluses We would still stay at the house again :) :) Nearest train-station is VERY FAR Carmarthen, very lovely to drive in though Recommendations for guests 1. Have a car with you 2. due to late check-in - bring your own food for dinner for 1st night (We did)

    3 couples stayed for a wedding, lovely house, rooms are huuuge and really comfy. There is a indoor hot tub, wifi, games room with dart board and TVs everywhere. The kitchen was well equipped - all in all the house made out trip!!

    We went as a group of friends we all had good rooms the only let down is the kitchen it was in need of updating the oven door did not shut properly and there was a shortage of kitchen utensils. The overall experience was we had a great time and would go back again
