The Annexe at Church Farm Barn is a single-storey holiday property, adjoining the owners’ home and located in an ideal location from which to explore this delightful area. Being all on the ground floor, the property has a wet room complete with grab rails and a shower seat, making it wheelchair user friendly. Sea Palling is just 3 miles away, with its lovely unspoilt beaches. Visit the famous lighthouse at Happisburgh, see the colony of grey seals with their pups in the winter at Horsey Gap, or explore the Norfolk Broads and hire a boat from Stalham. Hickling Broad is just 3 miles away, here you can go sailing, windsurfing and marvel at the wildlife. For the keen gardener, East Ruston Old Vicarage has 32 acres of outstanding gardens. There are National Trust properties in the region including Felbrigg Hall and Blickling Hall. Alternatively, spend a day in the fine city of Norwich with its cathedrals, castles, museums, theatres and cobbled streets lined with shops and cafés. Walking, bird watching, cycling, sailing and fishing are all available locally. Beach 3 miles. Shops and pubs 1¼ miles, restaurant 500 yards.

    Well located, close to the village, beaches and the Broads. A well-designed extension to the owners' award-winning barn conversion on the family's farm. Dog-friendly, backing onto fields, and with views across country and to the village. A great venue for a couple plus dog for rest and relaxation. We had a very enjoyable stay, and much appreciated the owners' thoughtful touches (cake, welcome pack, flowers) that greeted us on arrival!

    Great cottage. Lovely welcome from Debs and Dave. Everything we needed was there, very well equipped, spotlessly clean and well located. Home from home! Very dog friendly!

    We found the cottage to be very comfortable and clean. The owners made us very welcome. The cottage has a rural location but is convenient for local shops, pubs etc as well as the Broads and beaches.

    Superb facilities, very welcoming, the owners kindly provided tea, coffee, milk, butter and cake which was a nice extra. Local Tesco for provisions and petrol.

    Simply the best holiday home we have ever stayed in🙂 The owners are so lovely, helpful and extremely thoughtful with all the little extra free amenities, which make this a very special place to stay. The annexe is compact but has all the facilities you need, amazing shower, plus being beautifully clean. Lovely small grassed enclosed back garden, ideal for sitting in, enjoying a drink & perfect for our little dog. Large off road paved area at the front for parking. This holiday home only started being used in July 2016, so it is still immaculate. Very conveniently situated for short journeys to some of the most beautiful beaches, which are dog friendly, Happisburgh, Sea Palling, Caister etc. Only had one day of stormy weather, which made the holiday more exciting. Visited Caister Castle, great fun climbing to the top with the dog, basic but lovely tearoom. Ranworth Church, again climbed up 89 steps to the bell tower, couldn't take the dog to the very top as access was by 2 ladders, so we took it in turns to climb up, absolutely amazing tearoom with Honey & Almond cream cake, which was simply the best cake ever😋 Would also recommend Smallsticks cafe at Happisburgh beach, yummy food, spotless & run by the most happy friendly staff. Thank you so much to the owners of the cottage, for being such kind & caring owners, you made our stay very special.

    Excellent for wheelchair user. Access and wet room very good. Comfortable bed, very dog friendly, very well equipped. Pleasant hosts. Beautiful part of country and a great base to explore it from. Will be back.
