This 17th century, beamed, terraced holiday cottage is situated in the centre of Bramfield, which has a thatched church with circular tower and an award winning pub. The property is in an excellent location to explore the Suffolk Heritage Coast and countryside and is also close to Minsmere RSPB reserve and the beach at Dunwich. Walberswick, Southwold and Aldeburgh are all within a few minutes’ drive. The property is also convenient for the Norfolk Broads at Beccles. Shop, pub and restaurant 100 yards.

Ground floor: Living room with beams. Dining room/kitchen. First floor: 2 bedrooms: 1 double, 1 single. Bathroom with shower over bath and toilet. Steep stairs to second floor: 1 twin with Velux and vaulted ceiling.

    The kitchen ceiling coming down was not what we expected. The lack of maintenance in the bathroom ie the gaps in the sealant around the bath / shower if this had been corrected it would of avoided us having to make urgent repairs. Also having to clean up the mess meant we missed part of our festival.

    Response on behalf of the owner; Thank you for your comments. I also wasn't expecting part of kitchen ceiling to fall down. I could only apologise. A plumber was called quickly to the property and assessed that when the bath had been installed it hadn't been properly supported, creating movement between the bath and bath seal, allowing water to creep under the bath seal and down into the kitchen. After these guests left the property, the problem with the bath was immediately corrected and the damaged section of the kitchen ceiling was re plastered.

    Just had a lovely week in this cottage, it is nicely decorated and very spacious for the 2 of us,the price we paid was very good for what we got but overall there is room for improvement the overall cleanliness wasn't amazing but we put this down to going at the end of the summer season and it needing a bit more of a deep clean rather than the couple of hours given in between change overs, a washing machine was provided which was very useful but they did not provide any thing to dry clothes on which proved a problem, the lights in the top floor room or the hall way did not work now as there was only me and my mum this shouldn't have been to much of a problem but this then left me sleeping the the smaller bedroom with 2 thin cheap ikea mattresses on top of each other which wasn't the most comftable as we was there for the full week, but our biggest problem was the back door lock which if you locked from the inside you could not unlock it again unless you walked round and unlocked from the outside which is a major fire hazard the most annoying part of this is I read reviews from guests that have stayed in 2013 and 2014 with the same issue which didn't bother me before booking as I assumed the owners would have fixed this by now, we also mentioned this to the cleaner when we left who said many guests have also complained about this and she has informed the owners many times but they had not fixed the issue considering this has been going on for 2 years! I find this unacceptable, this place could be stunning but I thing it just needs a bit of TLC to get it up to scratch.

    Response on behalf of the owner: I don't understand the comment re opening the back door as there has never been a problem when I have locked or unlocked the back door from the inside and everyone accesses the cottage from the back door so there is clearly no problem from the outside. Perhaps there was confusion over which key to use but there is no ongoing problem as far as I'm concerned, never mind a potential fire hazard. Re the lights, two bulbs recently needed replacing. There are no problems with the functioning of the light sockets in the top bedroom or hallway below.

    Lovely cottage, although low beams caused a few bumps to the head, we learned to duck down in doorways fairly quickly. It did not state that the top floor loft room had no door, so it did not meet privacy expectations for one of our party staying in this room. Often find a welcome pack in other cottages we've stayed in but did not find anything left here, such as tea bags, coffee sachets and a pint of milk, as well as a loo roll, but quickly found a supermarket and rectified this ourselves. Key pad was sticky and took several attempts to access keys upon arrival, and no one to contact as owners were away, meant a few frantic minutes until we managed to open it and get to keys. On street parking was hit and miss, as all spaces taken up sometimes upon return, but busy time of the year, so to be expected. Rooms were lovely and bathroom was spotless, so all in all a good place to stay.
