Suite Four (ref MWF) is the largest of the properties and occupies a prime position within the grounds, with fabulous views over the garden, grounds and faraway hills and dales.
    Constructed from the finest sandstone, Witton Hall itself features classic Georgian elements including stone pillars, pediments, architraves, friezes and cornices. There are plenty of leisure facilities within the Hall, available from Monday to Saturday between the hours of 9am to 5pm, which can be booked for use via the owner (only available by prior agreement), including a gymnasium with weights and cardio vascular equipment and a sauna. The gymnasium looks out on to a dance floor with a sparkling ceiling consisting of hundreds of multi-coloured lights that sparkle and dazzle like the night sky. Guests can also find a heated swimming pool with wave system and wet bar. On a mezzanine level above the gymnasium, and overlooking the pool and dance floor, there is a games room with large screen TV, pool table, sound system and a refreshments area, which once again can be privately booked via the owner and are available between the hours of 9am to 5pm. Surrounding the Hall and leisure complex, there are 2½ acres of landscaped grounds which are home to a croquet lawn, tennis courts with outdoor barbecue and seating area, shared hot tub and also beauty parlour facilities where guests can book ahead and make an appointment for a professional sports or Thai massage. Guests may book and make use of a private chef, concierge service, airport pick up and beauty treatments by arrangement.
    For guests wanting to relax, unwind and really treat themselves, then there is no reason at all to even leave the grounds during their stay, but for those who wish to explore the local area and really get to know County Durham, the Durham Dales and Weardale Valley, then this is the perfect location from which to do so. Witton-le-Wear is an attractive, predominantly Victorian village and is situated on the northern banks of the River Wear. There are two pubs within walking distance of Witton Hall and also two churches, one of which dates back to Norman times.     Hidden away in the discreet owners grounds on the hills of Nice, this pleasant and independent villa enjoys private use of a swimming pool, which has stunning panoramic views and also a large shady terrace ideal for dining al-fresco. Previous holiday makers have arrived with the intention of discovering some of the beautiful excursions the Côte d’Azur has to offer, yet barely have left the property. Access is by a steep gravel track, but once reached it is a haven of peace and quiet with such views is difficult to leave. However it is nice to know that within a short distance one can enjoy and discover towns such as Nice (3km), Cannes (35km) and Monaco (17km). Or head inland to wander around picturesque villages such as Saint Paul and Vence. Maybe even take a trip over the Italian border. Shop, café/bar, restaurant 0.5 km, beach 6 km.

    The local area offers wonderful woodland/river walks, and the superb gardens and park at Sandringham can be visited when the Royal Family is away. Good places to visit include Castle Rising and Castle Acre. The coast is only 15 miles and is a haven for bird-watchers, with the nearest RSPB reserve at Snettisham, which also has a beautiful church and Park Farm. The long sweep of sandy beach runs from here to Hunstanton and beyond, from where the Norfolk coast path begins. Medieval Kings Lynn, with its handsome waterfront, shops, inns and restaurants is just 8 miles. Swaffham market town, 6 miles. Shop ¾ mile.

    Ashwood Wing is a beautiful family home which adjoins the owners home and also Ashwood Manor (ref CLU) which can accommodate a further ten guests, making it an ideal location from which to host family gatherings or a group of friends holidaying together.
    Elegantly furnished the wing offers a spacious sitting room with cosy wood-burning stove, a lovely kitchen/dining room giving the opportunity for everyone to enjoy a meal together. There are two bedrooms, both with sloping ceilings, and the double with lovely en-suite bathroom. The whole party will love splashing around in the shared indoor heated swimming pool, relaxing in the hot tub and sauna, or a game of table tennis, pool or darts. There’s even an adventure playground to keep the children out of mischief. You will have your own enclosed garden but also access to the extensive grounds with gardens and a lake (fenced) for ‘fun’ fishing. For the more serious angler, fly-fishing and coarse fishing is available half a mile away at Narborough trout and coarse lakes.
    If you can tear yourself away from all that is on offer here, there are picturesque woodland or river walks in the local area, or the Sandringham Estate is just 10 miles away, open to the public when the Royal Family aren’t in residence. The coast can be reached in 15 miles. Long sandy beaches sweep to Hunstanton and beyond to the Norfolk coastal path. The medieval town of Kings Lynn, 8 miles, offers a range of shops, inns, restaurants and a handsome waterfront. The market town of Swaffham is 6 miles. Shop ¾ mile.
